We couldn't collapse the sofa bed because it is heavy and not functioning properly. So we had very little room to move around and fix our breakfast. (Breakfast was not provided). Lunch and supper were similarly constrained. The prefab tiny "cabin" is situated in a pleasant opening in the woods, a hundred yards from the mighty Shenandoah River. However, walking around I could not find access from the property to the river, without violating the privacy of the "cabins" between us and the river. I did find access via a side road, but it ended in an almost impassable deeply rutted trail. I watched a family struggle to carry a canoe to the river and they fell several times. Once they got onto the river, they found it too swift to be able to navigate. The place was quite, and we spotted a few birds. We enjoyed the outdoor firepit, but had to provide our own wood. The deck of the "cabin" was ample and compensated in some measure for the clogged up interior of the "cabin". Mosquitos were not a problem. What follows is the text message that I sent to the owner/manager, with the hope that s/he would remediate the serious problems we suffered allowing the next guest to have a significantly better experience, closer in value to the about $250 per night that we paid. (I believe that a partial refund would be appropriate.)

I wanted to follow up on the text messages I sent during our recent two-night stay at your cabin. While we appreciate the opportunity to visit the area, we encountered several issues that significantly impacted our experience and didn't align with the property description as a "cute“ riverside cabin. Property Amenities: • The sofa bed was difficult to open, impossible to close, and had oil stains on both the sheets and cushions; inability to close the sofa bed made the place extremely uncomfortable during day • Sheets didn't properly fit the mattress • Several household items were poor quality (cheap plastic dishes and cutlery) and in poor condition (chipped dishes, broken scissors) • There was no apparent access to the river via the property • There was no improved area of access to enable launching a kayak, only a seriously eroded public trail next door Cleanliness and Maintenance Issues: • Towels had an unpleasant odor • Multiple areas needed better cleaning (spider webs in bathroom, mud in shower, dirt on lounge chairs) • The grill and outdoor equipment require cleaning and maintenance • The jacuzzi water was murky and uninviting • The underside of the awning when extended was disgustingly filthy Unexpected Disruptions: • We experienced a 2-3 hour power outage during breakfast with no advance notice; the power company said neighbors had been notified of the planned repair work; presumably they know how to communicate with you • Road access was blocked during our departure due to the repair work, causing a wait of more than an hour We hope you'll consider addressing these concerns to improve future guests' experiences (and to improve the chances of your longer-term business success). Given these issues and the nightly rate of nearly $250, we felt the value didn't match our expectations or the property's advertised features. We'd also appreciate discussing how this situation might be resolved.
