Great apartment with noce garden and pool perfect for our family. The staff was vey helpfull with dayli communication on whatsapp, helping with all from small stuff in the apartment, to trips in the area.

We were extremely disappointed with our stay at this villa in Tulum. From the moment we arrived, it was clear the experience would not match the price we paid. There was no reception or proper check-in process, and the room was not prepared. The pool was dirty, and the AC was off, making the room unbearably hot. To add to the discomfort, road construction started during our stay, forcing us to park blocks away and walk through dust and debris, which was inconvenient and unpleasant. On the the last night, we experienced a complete power and water outage, leaving us in the dark without AC or any way to cool down. It was an extremely uncomfortable and unsafe situation. We couldn’t shower or even brush our teeth before leaving for the airport. When we requested a refund for the extra charges we paid per person, the response was rude and dismissive, offering only a minimal refund. Overall, the experience was far from what we expected and not worth the cost. They’re better villas nearby. Do your research.

The property is spacious and modern. Perfect for group travel. The pool and jacuzzi are great for relaxing! Kitchen was equipped enough to cook and prepare drinks. Close to the highway, which helps to grab a taxi downtown.

Upon arrival a large area (patio and jacuzzi) weren’t clean. After complaining, the host send cleaning stuff who went out of their way to fix this. One of the bedrooms had a broken AC unit. It felt like maybe it hadn’t been rented for a while or they didn’t prepare well for our arrival. Although it was all fixed, this should have of course been done before our arrival. Nothing was explained about how to turn on the jacuzzi and because it was dirty we couldn’t use it on the first day. I would recommend the host to prepare next time. Or even heating it up before guests arrive would be nice since it takes a few hours.

Private villa perfect for vacation with friends. Revantly close to the centre of Tulum. A 5-10 minute walk from some great breakfast places and restaurants.

The frequent messages from landlord with comment about irrelevant things could have been avoided. The cleaning staff was pretty rude. The landlord was asking for cleaning fee which was not stated in the listing.
