Dear Aracely & Mario, I am writing to formally document several issues encountered during our recent stay at Modern Kuxury 2 BR 2 BA near Mamitas, and to request appropriate remediation. Access Problems: We were provided the wrong lockbox code multiple times, which significantly delayed our entry and caused unnecessary stress at arrival. Sanitation and Pest Concerns: Upon entry, we found two very large cockroaches in the shower/bath area. Without timely support or resolution from the host, we had to purchase RAID spray ourselves to address the issue. Excessive Noise: Loud music played well into the early morning from two nearby locations (two doors down and across the street), creating a disruptive environment incompatible with restful accommodation. Water Temperature and Availability: The shower water was consistently cold to lukewarm. Additionally, only one person could shower at a time with lukewarm water; subsequent showers required approximately a two‑hour wait for the water to reheat. Impact on Our Stay These issues materially affected comfort, hygiene, and rest. The combination of access difficulties, pests in wet areas, persistent noise, and inadequate hot water falls below reasonable standards for guest accommodation. Requested Remediation A partial refund or equivalent compensation reflecting the disruption and out‑of‑pocket expenses (RAID spray). Confirmation of corrective actions before hosting future guests. Mario your condo was absolutely fantastic ! Thank you for such a comfortable, secure, well located condo. The condo was large, clean, well equipped . I cannot think of anything to complain about . For those who don’t know about Playa, this condo is 1 1/2 blocks away from the beach. You are right across the street from the Reef hotel where rooms go for 250-300/night . The music at night seems like it would be loud but your bedrooms are in the back so very little noise comes through and the bar across the street is respectful and the music starts going down after around 11pm. There is a 7-11 on one corner and a Starbucks on the other. If you have concerns Mario is very fast to respond. I give it a 4.7 out of 5 and Mario we will be back next year.
