It's a crazy place. Wonderfully silent at night, peaceful. The possibility to use sauna and jacuzzi is great. Great savory breakfast. Caterina is very nice and efficient, and serves good food.

The sweet breakfast consisted of a single croissant - disappointing. No bedside table - nowhere to put your glasses and book on.

The place is NOT suitable for business travellers. It is a sex-hotel. You can hear people having sex through the whole building. Bathroom was not clean. Stains "of a certain kind" on the wall. No, thank you.

Breakfast could have been a bit bigger

Many small details added to make this a memorable and enjoyable stay. The sauna and jacuzzi were fantastic after many hectic days hiking on the via Francigena. The hosts were helpful and tailored a delicious breakfast to our needs.

Having a private sauna and jacuzzi in the room was such a treat.

We arrived after dark and the entry point wasn't clear. It could be better lighted and made more obvious. I also didn't appreciate that the room where we check-in was obviously smoked in, and our clothes smelled like smoke afterwards and we had to put those clothes into our suitcases and the everything smelled like smoke, and there was really no reason for that!

Made you feel like I was coming home from the moment I arrived. Fab rooms! Nothing too much trouble! Great food! Cipriani and his wife are amazing hosts. A real gem of a place!

We loved Cipriano and Caterina! They were brilliant hosts and cooked us a fantastic breakfast.

We were very grateful for the meal provided by the host’s wife. It was delicious and fresh and served directly to our room. She also went out of her way to help us in other small ways that were very meaningful. She was sooo lovely. It would be a great place to stay for a few days in the summertime as the outdoor areas look nice.

We arrived at dark in a rainstorm, having walked 30 km on the Via Francigena. The property is well out of town and we were very tired. We had arranged to get dinner and breakfast at the property. Both meals were delicious but very over priced. These were the most expensive meals we have had in our 70 day trip across Europe. I would highly recommend finding out how much it’s going to cost in advance before you arrive at the property…
