"Beautiful, clean villa with great features, but disappointing due to lack of maintenance, missing amenities, and poor co"

The villa itself is very clean, spacious, and beautifully designed inside. The beds are extremely comfortable, which made for a good night’s sleep. The hot tub was a real highlight of our stay and something we really enjoyed using. The roof terrace, BBQ area, and pool all have great potential and would be fantastic features with a bit more maintenance and attention. The lift is also a helpful addition when staying across multiple floors.

Unfortunately, several key amenities were not working properly. There were no lights at all on the roof terrace, including the WC and pool area, which made it unusable in the evenings. We had to bring a lamp upstairs and even buy candles locally at our own expense. The pool does not appear to be actively heated (only warmed by the sun), and the pool lights were also not working. There was no WiFi available throughout our stay—the network provided didn’t exist—so we had to rely on mobile data for TVs and music, which used up all of our data. We reported the issues with lights and WiFi on arrival, but it took four days to receive a response, and we didn’t hear anything further after that. Communication was very disappointing. The villa overlooks a construction site, which impacts the view. While the noise was manageable, it may bother other guests. Additionally, the villa appears to be built on a public car park, meaning it is surrounded by caravans and people living in vehicles, and bins are shared. The gravel noise in the mornings is quite disruptive. The air conditioning in the second bedroom is extremely noisy and needs attention. The lift, although useful, is very slow and sometimes unreliable. Finally, the pool maintenance scheduled for our first morning did not take place, which added to the frustration. Overall, while the villa looks great and has potential, the lack of maintenance, missing amenities, and poor communication made the stay disappointing for what is advertised as a luxury property.

"Fabulous apartment for 6 people in a charming seaside town, but some things need a little attention before guests arrive"

Fabulous, modern and secure property(alarmed) in a safe clean urban area only 10 minute walk from the centre with bars and restaurants and the harbour. Playa San Juan has a lovely charm with good bus links to Adeje, Los Cristianos and Gigantes. The supermarket is a 5 minute walk away,(look out of the lounge window and you will see a green building with a red sign after the sports pitches) we didn’t find it until day 4🙈 It opens at 9. Lovely rooms, beds are great and towels (inc.pool/beach towels)and bedding are good quality, with bathrobes supplied, which was a nice added touch. Bottle of cava on arrival. Great space for a group of 6 adults. The rooftop terrace is lovely with the pool, jacuzzi and a couple of loungers to relax and a great dining space too.

The stairs are challenging and not safe if you have young children or anyone in your group with mobility problems as the drop to the right hand side is not adequately secured in our opinion, although it does look stunning, of that there is no doubt. There is a lift though which is a big plus. The facilities are good but some need attention. We had a few issues, some of which were resolved during our stay, but no air con in one of the bedrooms all week, no lights on the fabulous rooftop space for evening meals, so we ate in the dining area instead. Marina sent a maintenance man quickly which was good but he couldn’t fix the lights and sadly he looked at the wrong air conditioning unit as we were out when he called. We we were told he could come back on Friday but he never came back. Our host Marina sent some lights for us to use that she’d kindly picked up and dropped off at the apartment but sadly no bulbs so they were not able to be used. The view from the lounge and rooftop is great if you look above the eye line as there is a public car park directly in front of the window and also some building works are underway of a huge low rise apartment complex that limits the sea view. The apartment has a great sound system but there were no instructions so we had to work our way around it, but we definitely didn’t get the best out of it as sound only came out of two speakers. Basics such as shower gel and shampoo were in short supply so take your own as you get 2 or 3 sachets as a starter pack only. Someone dropped some extra sachets off after I’d asked if there was any, but we’d already bought our own by then after we were told you only get a few. For a high quality apartment such as this, shampoo and conditioner in dispensers are a normally a given. I would suggest the apartment would benefit from a full size portable drying rack, a laundry basket and some pegs so you don’t have to waste energy using the dryer when sunshine is in abundance.
