Our flight was late and the front desk was closed by the time we got (11:30 pm) there but the keys were ready and were with the security guard. The front desk staff were very friendly. We spoke to them several times when getting the key for the tennis court. Our room was fine, the bed was very comfortable and the kitchen was well equipped. The main pool was quite nice and a decent size. The smaller quiet pool was just that, but it had a hot tub. We didn’t spend any time at the quiet pool. There wasn’t any access to the shoreline in front of the property, the gate was locked. Nice sunset views though!

The one bedroom unit was fine for us (2 people). It had a pull out in the main room for more people but only one bathroom in our unit, which you could only access thru the bedroom. So perhaps a bit of an inconvenience/privacy issue with 4 people. Some people seem to leave some beach amenities in rental condos (beach chairs, etc) but ours had none.

I did not like the cleaning fee and the additional fee for the VRBO. It made what was a nice place way too expensive for two nights. I thought it would be worth it. It wasn't.

Our room was a private owned condo. It was in a great location and had a delightful view. We had breakfast listening to birds every morning. The primary bedroom had poorly executed repairs from water damage. The toaster didn't work and required 2 days and multiple phone calls to get fixed. The screens fell off the patio doors if they weren't opened very gently. All in all it was ok and I would probably stay at the same location just a different condo next time.

We spent a week here with another couple in different suites. We wanted something on the ocean with a full kitchen and Royal Sea Cliff did not disappoint. First off, location is great. Easy to find, right on the ocean and a short 15 - 20 minute to all the shops and restaurants in Kona. There is also a small grocery - liquor store a 5 minute walk down the road. As others have mentioned, there is no sandy beach on the property but seeing the waves break off the lava rock shore is entertainment on its own. The grounds are meticulously maintained. It seemed the crew were cutting grass, cleaning up fallen leaves and pruning the plants pretty much daily. The common areas of the complex, outdoor halls, lobby area and both pools were always spotless as well. There was always lots of (free) parking as well. We had an ocean view suite which was clean, spacious and had two balconies. The furniture was dated (as others have mentioned) but everything worked, was well kept and comfortable. Something happened with our friends reservation so they were upgraded to an ocean front suite: what a treat! Spectacular views, sunsets and the sound of the waves crashing the shore was amazing. Lastly, every staff member we encountered was very friendly and the concierge was also helpful. If back on the big island, I would definitely consider staying here again.

Good view and close to everything. The furniture is outdated but very comfy. We had everything we needed in the condo including beach chairs and very cozy bed. The front desk staff is great to interact with as well. We went hiking, visiting farms, and several other activities during our stay; coming back to the condo felt homey. No surprise fees and charges that we experienced at other locations. We’d definitely return.

Absolutely loved our one bedroom ocean front condo. The large lanai was perfect for watching the beautiful sunsets and enjoying a quiet breakfast while gazing at the ocean. If I were to change anything, the mattress on the king size bed needs to be replaced and did cause achy backs for both of us. Otherwise the condo, complex and staff were all great and the location was a perfect distance to be out of the congested tourist area, but still only about a 4 minute drive away.

This is a great complex, in a great location. Nothing too fancy but very nice and clean. We enjoyed our time here immensely. Unit 505 has the perfect location and the owner is wonderful to worth with.
