breakfast not included but there was tea coffee and biscuits on our arrival even dog biscuits for our dog. Also the garden was perfect for the dog to wonder around and she could stay in the sun room so didn't have to be in the house all the time. easy wash floor made it easy to keep her dry and clean. Easy access to the town along the river for good walk. It was great for children too as even a cot and highchair for the baby. TV for older child and large place for the boys to play with there cars. Garden also safe for children to run around.
