Island Seaview Villa with Swim Spa & Sauna

Great sauna and pool. We also loved sitting around the big table for meals and games. Lovely view from the house. Owner replied quickly when we had a question which was great.

There didnt seem to be enough towels in the house. We didn't get enough full sized towels in the rooms (2 full sized towels per double would have been good). An additional towel to use for the pool and sauna would also be great as there is no drainage, so having a shower before the pool and after the sauna created a lot of standing water. Definitely worth bringing your own towel.

The house was perfect for our family celebrating my dad's 60th birthday. There was 12 of us, 6 couples & there was a room with at least double for each couple. Plenty of bathrooms as well. We did not feel cramped at all. The swimming pool, sauna, table tennis & pool table were great entertainment. We would definitely stay here again in future.

We loved everything about the property. We had a large group varying in ages and each and everyone of us had a wonderful time.

Absolutely nothing. There’s nothing negative at all in this accommodation. The house was beautiful and every single one of our needs was met.

Rothesay is nice. We booked this property as a special venue to celebrate a joint 16th, 18th, and 70th birthday with family coming from across the UK. Sadly, the standard fell far short of both the listing and what one would reasonably expect from a luxury property. I did speak with the owner, who was away at the time. While they were friendly and apologetic, but offered no practical assistance. I was told to “Google how to fix the hot tub.” Conflicting information was also given: they claimed the previous guests had turned down the temperature, while also stating the water was changed between bookings. Given that it took nearly two days to heat from 32°C to 38°C, a full water change between guests seems unlikely - especially given the water’s smell and colour. As for the sleeping arrangements, I was told there were plans to install a barrier on a mezzanine above the pool area to allow it to be used for sleeping and they had tried to add twin beds upstairs but couldn’t get them up the stairs - this might help future guests, but it was of no use to us or anyone staying in the interim.Overall, the stay felt more like being in someone’s slightly unkempt house than a luxury rental. We were left to fend for ourselves in a space that lacked basic preparation and polish. The owner did offer a discounted rate for a future stay as compensation - but given the experience, no one in our group would consider returning. That, in itself, says everything.

Accommodation Specification Issues What was provided: • 6 x double rooms • 2 x foam mattresses Total: 14 people accommodated What was advertised on Booking.com: • 5 x double rooms • 1 x twin room • 4 x sofa beds Total: 16 people, with more flexibility due to the twin room There was a clear mismatch between what was advertised and what was actually available, leaving our group with fewer and less suitable sleeping arrangements than expected. Hot Tub Concerns The hot tub was a major factor in choosing this property, especially for a family celebration—but it was almost entirely unusable during our stay. • The water was not at temperature upon arrival and only reached a usable heat (38°C) by 6pm on the second and final night. • The water had an unpleasant smell and unusual colour. • On inspecting the hot tub logbook, we noticed that regular checks had been recorded up to March—but nothing since, which was concerning given its condition. Other Cleanliness & Maintenance Issues While any one of these smaller issues might have been excused, together they contributed to a sense of poor maintenance and lack of care, especially considering this was marketed as a luxury property: • No instructions/manuals for appliances or house features • Out-of-date food in both the cupboard and fridge • Fridge needed cleaning • Dying flowers left on the kitchen bench • Dishes left in both the dish rack and dishwasher • Used coasters scattered around • Prescription ear drops on the table • A false nail found on the floor • Ring pull and earrings left on the sofa • Towels, robes, and bedding were inconsistently distributed. We eventually found spares, but this was not communicated.

Everything you needed for a large family was there. Everyone enjoyed the room with the pool, sauna, table tennis & pool. Also loved the dining room where 8 adults & 4 children were all able to sit round the table in comfort.

There was a misunderstanding about getting hot water for the showers. This was fixed with a simple message. No complaints at all about this property.

Our group comprised of 12 folk and the accommodation suited us perfectly. Great facilities & Central location made for a comfortable stay on Bute. Helpful owners, sent out how to guides on the use of Swim Tub and Sauna, prior to our arrival.

A folder with instructions for some of the appliances would have been helpful.

Excellent facilities with an amazing pool room. Very comfortable and spacious bedrooms and plenty of communal space for eating and hanging out together.

Some left over food items and belongings which we were unsure if we could use them. Ovens were not the best and kitchen equipment was a bit unorganised.
