Hosts were friendly, obliging and helpful. Parking excellent. The property was beautifully presented and comfortable.

The breakfast was not provided on site but at a local cafe which was disappointing, with the only option being a pastry and a drink. The host was advised and mentioned that is what is available at the cafes. He did say they would try to improve. A suggestion may be to provide breakfast in the new communal kitchen/lounge area downstairs, which was very nice but not yet fully operational or equipped. There was a functioning fridge.

The rooms are big enough. Breakfast is amazing. Coffee is delicious. The owner is very helpful. He answered every question politely. Thank you.

The only thing we did not like was very hard mattress in the bed!

Perfectly located for short or long stop next to exceptional lake Bolsena. Very friendly and warm host, helped us to exactly navigate to the house and welcome in front of the house door. Nice breakfast and a lot of hints about local sightseeing and restaurants.
