An honest review... Stayed here for 3 nights with 5 adults. Overall it was pleasant, some things that could be easily fixed to improve the stay and also somethings that you just need to be aware of before booking. THE GOOD: - Nice welcome pack, tea, coffee,milk and biscuits provided. - All kitchen appliances worked perfectly. - Stunning views. - Bedrooms all a generous size and with towels and fresh bedding. - WiFi fast and reliable. - Spa passes are a nice bonus and several of our party made full use of them at the hotel just next door. - The accommodation is also just a short stroll of about 10/15 mins into St Ives centre. - Lovely and warm throughout the stay.

THE BAD: - It is on a busy road (can't be changed but good to know as it made it difficult for sleeping). - The parking space for one car is a challenge as it's on a very steep incline in a very narrow lane beside the property with no place for turning so it is difficult to access the main road again which is on a blind bend. (Also can't be changed) - The stairs are steep, and very slippery if wearing socks as made of wood, whilst also ducking to avoid hitting your head. It would be a challenge for less abled people as the kitchen is on the ground floor, bedrooms on the first floor and lounge at the top on the second floor. Not a problem for us, but definitely something to consider. - Instruction for recycling mentioned clear bags .. we found no clear bags onsite. - The shower room mirror is far to low to be of any use for an adult and is in desperate need of a proper clean (dead bugs on walls and ceilings etc). - Although the property was mostly clean on a surface level some areas such as the kitchen could do with a deep clean, and the property as a whole has a layer of dust and cobwebs which unfortunately let's it down. - The beds... The 2 single beds were more like camping beds and were not comfortable for adults and really recommend they were changed. The middle floor double bedroom bed squeaks with every movement which is a real shame as it's the bedroom with the best view but made for a very difficult sleep and could easily be fixed. - The bath on the top floor doesn't drain which makes it pretty impossible to use for washing. - Could do with at least one full length mirror and one proper sized ironing board as the what I assume is 50cm ironing board was very very small for ironing on and had no legs so was attempting to iron on top of the bed.

It was a beautiful property with wonderful views. There was milk, tea and coffee so you could make a drink on arrival. There was everything you needed, the kitchen was lovely and well equipped, the beds were comfortable, good bathroom and shower room.

The parking was very steep and we had to leave our car in gear as the handbrake (which is normally fine ) had trouble holding it! However it was good to get a property with parking!

Needed a good dust and hoover. Was not provided with bags for recycling. Was not provided bags for used towels/bedding. Was not informed about the removal of the balcony.

"A really lovely long weekend."

The property is in a lovely location, especially as we were attending a wedding at the hotel next door. The house had everything we needed including the extras, like tea, coffee, milk, etc. The facilities were very good.

We struggled with the stairs especially as the lounge is on the 2nd floor and the kitchen on the ground floor. My husband has arthritis in his knees so they were quite difficult for him. We slept in the bedroom on the front of the property on the 2nd floor and found the road and traffic noise quite loud at night.

Beautiful views. Close to town. Easy parking for one car. . Accessed early following a brief phone call. Value for money.

Stairs were steep. Might be a problem if you find stairs difficult.
