Good location not far from the city centre short walk away small and cosy nice bed and huge selection of takeaway in the area.

Missing attention to detail for a luxury stay. Artificial plants dusty Glasses cutlery and crockery not of a luxury quality and lacked in quantity. Decor looking tired needs a refresh some floor boards swollen from water damage and strong damp smell in bathroom. Hot tub was a great addition but chlorine levels to high x4 tablets were found way to much this can cause skin irritation but once removed our eyes stopped burning and it was extremely comfortable.

Lovely stay with a few minor points to note We had a great time here! The property was easy to find, and collecting the key from the safe on the back gate was much simpler than some previous reviews suggested. The alley was well lit, but if you arrive after dark, a torch will help when using the keypad. The location is excellent—just a short 10-minute walk to the riverside. We enjoyed food and drinks nearby before heading back to relax in the hot tub, which was perfectly hot. We weren’t bothered by the neighbouring windows overlooking the garden; it’s to be expected in central Norwich. On the way back, there are a few corner shops, including a Co-op near the train station, which was handy for grabbing breakfast supplies. The kitchen had everything we needed, though the freezer door was broken (not an issue for us). The only downsides were a neighbour upstairs banging on the floor at 12:30 a.m.—perhaps we were chatting too loudly, even though the music was barely on—and the hot water seemed to run out by 10:30 a.m., so we couldn’t shower before leaving at 11. Neither of these spoiled our stay, and overall, we’d happily return! Nothing the host could have done about the neighbour, and communication with the host was excellent throughout.

Was a lovely modern basement flat that had a lovely hot jacuzzi in the small garden which for me was the highlight. The bed was comfy although 2 pillows each for me and my partner would have been better than 1 pillow each. I had a problem with the heating as couldn’t find the small device that works the heating but after phoning Justin the owner of the property, he kindly helped me out. The lighting in the bathroom was a bit dark as the LED strip in the ceiling wasn’t working properly & there was no forks whatsoever in the cutlery draw so had to use spoons & knives for our dinner. The smart tv opposite the bed was a nice touch as u could sign into your own Netflix/ prime to watch a film before bedtime. The location was in a lovely quiet road where u could park pretty much outside the property. Overall despite the small problems, we enjoyed our short stay and the 11 am checkout was nice and not Like most places where u had to be out by 10 which was a nice touch. Would recommend a stay in this cosy downstairs flat and maybe one day would like to come back in the near future as Norwich is a beautiful city & place Thank you Justin for our pleasant stay but try to rectify the small problems we had as mentioned above for the next people that Will be staying.
