Beautiful 4-Bedroom House with Private Garden & Parking

The house was perfect for us and we appreciated the teabags on arrival.

The. ,14 bus was excellent in the morning but hopelessly unreliable in the evening with waits of up to 45 mins.

Ubicación alejada del centro de Edimburgo, por lo que cuenta con pocos servicios en la zona, pero con muy buena locomoción de buses. Escalera incomoda para llegar a la planta superior.

Good communication from the owners, so we arrived with no issue and key box was easy to use. The house was bigger than expected and a lovely base for our two families during our stay in Edinburgh - not many places can accommodate 4 adults and 3 kids whilst still being affordable! The property is out in the suburb of Niddrie, but there is a bus route just a few mins walk from the house that takes you right into town. The house was clean and for the most part, very comfortable. And the kitchen was a lovely big space for us all to cook and spend time. A deposit was taken before our stay, but returned very quickly afterwards.

A bin/box inside for the recycling would be useful, and there were no green caddy bags for the food waste bin. Most of the beds were very comfy, besides the twin room. The kids didn't really mind, but one night I had to swap in with my daughter and the bed was pretty hard & uncomfy. Another light in the living room would be good.

Location was fine. We got a bus or taxi into the city centre. Bus stops are really close. There was no breakfast, only what we bought ourselves.

The hallway light wasn’t working and the top landing light didn’t have a bulb in it. Also most of the water in the main bedroom shower was flowing down the wall and not coming out of the shower. Think the hose just needs tightening. Garden could do with a bit of attention.

Water leak prior to our arrival wasn’t dealt with properly and we had to go back and forth with the letting office to get water spill on carpets cleaned. Carpets were soaking wet when we arrived Boiler switched off and needed reboot which should be done by letting team then cleaning water leak. Instead we spent time sharing photos and having calls with letting office to do the reboot Alarm beeping throughout the stay was not fixed although requested Hair dryer didn't work and was replaced TV didn't work issue reported but not dealt with
