"A charming cottage with potential, but poor cleanliness and maintenance made for a disappointing and overpriced stay."

The cottage had some charming touches and was well-stocked with condiments and essentials. The kitchen included high-end appliances, which was a nice bonus. Communication with our host, Julia, was responsive throughout, offered a £50 refund and 5% off a future stay, and kindly said she would have come in to clean the first evening if we’d asked.

About an hour before check-in, Julia informed us that the roof window in the conservatory had a leak. Unfortunately, this was actually in the main sitting area, so we had a towel, bowl, and tray on the floor to catch the rain. The lounge chairs were extremely threadbare, and the furnishings in general felt worn out and in need of updating. The lack of a blind in the shower room was also uncomfortable, as the garden is accessible from a neighbouring property. The front door opens directly into a cabinet, well-stocked but awkwardly placed and there were messy piles of books everywhere, which made the space feel cluttered. We were told a new cleaner had been used that day and there was an access issue due to a local marathon. While understandable, a delayed check-in to allow for a proper clean might have made a big difference. Julia’s offer to come and clean was kind, but by that point we just got on with it and tried to settle in. Sadly, despite some good features and a helpful host, we didn’t enjoy our stay which was a real shame, as the cottage has potential with a bit more care.

"Really hopefull but unfortunately VERY disappointed!!"

Looks great in photos

If you are staying in the cottage you pay for the Sol use of the garden and patio area, if there are people staying next door then they will probably just use it as our neighbours did ( with there dogs ) . You can see right into the bathroom from this garden as there is no blind over the window , so your neighbours can see you shower ! Not ideal. There is a few items that need replacing due to wear and tear ( ie sofas and chairs are very holey ) the velux windows need to be repaired and some holes in the plasterboard need to be filled and repainted. We paid a premium price for the property but I feel we didn’t get the value we should have , we did plan to have a BBQ but then soon realised that we didn’t have use of the area we paid for 🤷‍♂️.

"Very enjoyable stay"

Quality of the appliances and high standard for the decor. Easy access to cycling trails. Good location on the edge of Brockenhurst. Thoughtful provision of electric fans during the hot weather. Nice welcome pack and provision of other basic self-catering items. Good communications with owner. Easy to find key and good directions. Good mattresses and bedding and towels.

No locked shed to store bikes. Narrow access drive and difficult turning area. No microwave oven. Sofa not firm. Garden shared with occupants of other adjacent rental properties.

"The Cabin"

Lovely and peaceful, very comfortable beds.

When you have other guests staying in the property next door it isn't private if you want to sit outside near the garden as the garden is for the use of the property next door so feel like your intruding.

"Nice quiet place with some minor drawbacks."

Nicely presented cabin, good TV with broadband. Ease of access (key on site). Quiet area (except for trains which weren't too obvious).

Advertising is confusing. The cabin is obviously meant to be rented as part of the whole complex (3 appartments), so the description & photos cover all the appartments and it's difficult to see what applied to just the cabin. The cooking facilities are minimal - kettle, toaster, free standing cooker hob and small portable oven. It would be difficult to cook a large meal, although there is also a barbeque. Broadband was a bit slow at times, although it was adequate for the TV OK.
