I arrived at the property around 6pm, after my reservation was fully confirmed, only to be told at the front desk that my booking was being cancelled on the spot. The reason? They suddenly decided that a two-night minimum applied, something they conveniently enforced only after I showed up with my luggage. What makes this even worse: The room was available, I explicitly offered to pay for two nights; they refused anyway Why? Because they didn’t want their staff to come clean the apartment again the next day. Yes, seriously. Their operational convenience mattered more than honoring a confirmed reservation. Instead of owning their mistake, they tried to blame Booking.com, which is laughable. Managing availability and enforcing policies is their responsibility, not the platform’s. They made a conscious decision to cancel my stay in person, leaving me stranded in Manila in the evening without a hotel. If you value professionalism, reliability, or basic respect as a guest, do not stay here. This place cannot be trusted to honor its own bookings.

The interior design is great. View of Ayala Ave intersection is a bonus. Shopping for necessities is convenient since there is a supermarket and convenience store downstairs.

I really enjoyed the view from my condo room, and everything was very well maintained. The space was clean, comfortable, and made for a truly relaxing stay. I felt at ease the entire time and was able to unwind properly. One of the best parts was the convenience of the location—there was a supermarket and all the shops I needed just a one-minute walk away. It made my stay extremely comfortable and hassle-free. Overall, it was a wonderful and relaxing experience.

Check-in at Air Residences took longer than expected due to the high volume of guests. I believe the reception area could benefit from expansion or better crowd management during peak check-in times. While the processing itself was handled efficiently once it started, I was disappointed to see a receptionist eating chips at the front desk in full view of guests. It came across as unprofessional, especially in a customer-facing role. A more appropriate approach would be to step aside or take breaks away from the reception area. Aside from this experience, the staff worked quickly to complete the check-in process. However, professionalism at the front desk is important, and I hope this is addressed moving forward.
