This property will not accommodate hen, stag or similar parties. Please inform Luxurious 2BR Flat near Marble Arch in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. A damage deposit of GBP 1000 is required. The host charges this 14 days before arrival. This will be collected by bank transfer. You should be reimbursed within 14 days of check-out. Your deposit will be refunded in full via bank transfer, subject to an inspection of the property. After booking, guests must provide the host with a list of all their passport photos and cell phone numbers. Check-in information will only be sent after this message is received. If the booking is for three adults, three telephone numbers and three passports are required. Paying the damage deposit is mandatory with this property, and you must ensure that the payment is in our account before 16:00 of your check-in date. We won't be able to provide check-in details until we have received payment of the damage deposit in our bank. Payment confirmation will not be enough for us to send the check-in details. Each bag drop-off costs GBP 10, subject to availability. Avoid making noise after 22:00 and before 08:00. Noise levels above 75 decibels are considered very loud. If the noise reaches this level, the host will warn the guests. If the noise persists after 10 minutes, the host may evict the guests or require them to quiet down. Eating or drinking in the bedroom is not allowed. Any signs of this will result in additional cleaning with germ-killing chemicals, leading to extra fees applied to the reservation. Cots are available upon request, four days before the check-in date. Guests are not permitted to change the locks or tamper with the doorbell. Pets are not allowed. If pets are found on the premises, they will undergo expensive and strict desensitisation processes to ensure the next guests won't have allergic reactions. Additional fees will apply. If guests do not leave the key in the lockbox by the agreed check-out time and cannot return it within 30 minutes, the key will be considered stolen or lost, and fees will apply. Unregistered guests are not allowed to stay without the host's permission. Please inform the host before arrival. The flat can only accommodate the number of guests it was booked for. Unauthorised guests will be fined GBP 150 per person. Unregistered guests must leave immediately, and if they don't, a team member will contact or visit, incurring additional costs as detailed in these rules. Please remove your shoes upon entering the house. Additional sanitisation cleaning will be required if there are signs of shoes being worn inside. Extra fees will apply. Please note that an additional charge of GBP 70 will apply for check-out after the scheduled time. A fee of GBP 150 per hour will apply for late check-out. Early or late check-ins and bag dropoffs might be arranged. Send us a message with your needs, and we'll do our best to accommodate. If a team member needs to deliver a new key, an emergency call-out fee will apply based on your location and our schedule. Smoking on the balconies, by the windows, or inside the house will incur an additional charge of GBP 800 if any evidence of smoking or vaping was found due to noise, neighbourhood disturbance, and necessary detox and sanitisation cleaning. Smoking is permitted only outside the front door, more than 6 meters away. Illegal drugs, including weed and class A, B, and C drugs, are not allowed. Extra cleaning costs will apply for handling and disposing of these substances. Fees will apply. Please clean your dishes; if they are left dirty, a claim may be made against your damage deposit. Refurbishments may occur to improve the property or replace old furniture, so items may differ from photos. New items will be of equal or better quality. By booking, you agree to this. For last-minute reservations, in-person check-in can occur up to 2 hours after guests have submitted the damage deposit, passports for all guests, and all guests' telephone numbers. Guests must be at least 38 years old to check in, unless prior permission is granted by the host. Please contact us before booking to see if this policy can be waived for your group. No guests under 38 years old are permitted to stay on the property unless agreed upon by us. Unidentified guests allowed during the day must leave by 21:00. Unauthorised guests staying after 21:00 will incur a GBP 150 fee per person per night. No more than 7 people are allowed on the property at once. For more people, please inform us in advance, and we may make an exception. Guests are liable for any damages and claims exceeding the damage deposit amount. An additional GBP 50 administration charge applies for any claims made on your reservation due to the involvement of multiple parties and the time required to handle a claim. Alternative Payment Options for Security Deposit: In case you are unable to pay your security deposit by bank transfer, alternative payment options might be available. If it is available to pay in cash, a fixed fee of GBP 60 will be applied due to the additional staff involvement required for cash handling. To ensure a smooth check-in experience, kindly settle your security deposit in advance of your stay. Guests travelling with children must inform the property one day before check-in. This allows us to make necessary arrangements. Failure to do so may result in cancellation of the reservation.
