House rules: We love our guests and strive to provide the best experience possible. Please familiarize yourself with these additional rules prior to booking ✓Booked guests only, please NO ADDITIONAL GUESTS allowed on the property (at any time of day), without host's prior agreement ✓NO PARTIES -For the safety of our guests, Ring Doorbell camera located outside the front door. Noiseaware privacy safe noise detection system installed inside of the unit. -Parties or excessive noise of any kind will result in eviction by our onsite security team and nonrefundable cancellation of reservation ✓Community quite hours between 10pm and before 8am - This is a peaceful quiet community. ✓NO SMOKING or VAPING of any kind in the unit OR anywhere on the property. This has a major impact on future guests and neighbors. $300 penalty will be charged by Airbnb. ✓LA County requires a 12% Transient Occupancy Tax which will be included in booking fees. ✓Hermosa Beach Only - requires a 14% Transient Occupancy Tax which will be including in booking fees. ✓Manhattan Beach Only - requires a 14% Transient Occupancy Tax to be collected ✓All guests must have a valid working phone number so we are able to contact them if needed. Failure to provide this can result in nonrefundable cancellation of reservation. ✓Guest must notify host of any issues with the unit that require repair or attention. Guests must allow for host to resolve this issue prior to any cancelations or other actions. ✓Guests will be required to electronically sign a rental agreement representing these house rules which will be provided after booking is confirmed. ✓Please respect our future guests. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only. ✓Note: For units in which pets are permitted there will be a nonrefundable pet fee of $150 per stay (please refer to general house rules to determine if pets are permitted), except for support animals. Guests will be liable for any damage caused by their animals. All animals including service animals and emotional support animals must NOT: -Be Out of control -Be Unhousebroken -Be Left alone at the listing without prior approval -Be Allowed into areas that are considered unauthorized to the guest -Be Allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control TERMS & CONDITIONS: 1. The Guest agrees to abide by all rules and regulations set forth by local laws. 2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement. 3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner. 4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. A $450 credit card authorization (hold only) will be placed for security deposit (in addition to $150 initial security deposit) and released after check-out. Any damage, breakage or house rule violation fines will be subtracted from the returned amount. 5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodations. 6. Parking is limited to designated parking areas only. 7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodations. 8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice). 9. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing. 10. Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice. 11. By agreeing to these Terms & Conditions, as acknowledged by signature below, the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times. Additional Policies such as Rates and Fees, Check-In/Out Time, Cancelations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner. General ● Any change and/or in addition to this Agreement, House rules, and Reservation Policy will be valid only if it is carried out in writing and all sides have signed. ● Any announcement sent to either of each side from the other by registered post in accordance with the precise address written in the introduction of this contract will be considered if received after 96 hours from the time of sending it from the post office. ● This Agreement (including any House rules or Reservation policy) expresses and reflects all that was agreed between the parties and cancels any agreements and/or other understandings between them.Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. This property does not accommodate bachelor(ette) or similar parties. A deposit may be required at the property.

Close proximity to the beach. Comfortable pillows and bed. Had the essentials, cooking utensils pots/pans, coffee, beach towels… Spacious.

THE NOISE. I found out 15th St is the busiest in Manhattan Beach. The old single pane windows did not provide insulation from the noise. We stayed Thursday and Friday nights. Both nights were just as loud. We had to double the volume to hear the tv. Large truck deliveries in the middle of the night with their back up alarms sounding. Street light glaring in front room, no blinds or curtains to block it out. The windows are so old the tracks are rusted making them difficult to open. The couch, which fit the decor, was uncomfortable. The stove, which for the decor, leaked gas when used. We couldn’t use the oven because we could smell the gas from the bedroom when it was on. I should have taken more photos but didn’t think of it at the time.

It’s in great location, perfect for the shops, restaurants, and bars of Manhattan Beach. It had a lovely view of the ocean as well.

Proximity to the beach and market area. Well kept and plenty of room. Liked the decor. Bathroom very good. Kitchen well equipped. And of course great view.

Occasionally noisy (part of town). Parking can be a challenge. Nextdoor unit circuit breaker is in our unit and I had to reset it twice during the middle of one night.

Place was clean and within walking distance to the beach and a very wide assortment of restaurants. There was a fridge, microwave, AC unit, and WiFi.

Bathroom amenities were subpar. Single ply TP, and the shampoo/conditioner/body wash smelled off. The view of the ocean was very limited. If you stood on very side of the balcony you’d be able to see the ocean, but it’s not something you could sit down and eat your breakfast while watching. Company that manages the rental was pretty unresponsive. We requested early check in and they never got back to us on that. Every time we called the number it would go to voicemail, and emails would take 1-2 hours for response.

"Overall, good stay in a good location."

Location was excellent, close to the beach, shops and restaurants. Nice that the unit had ocean views. Bed was comfortable and kitchen well stocked. Lots of extra towels and blanket provided which was nice. Living room area was comfortable and well furnished. Staff responded quickly, and it was nice that they recommended Bounce luggage storage which was helpful after my checkout.

Unit was older and walls were very thin, so you can hear traffic and neighbours. Windows were dirty so harder to see the views. There was no heat in the unit, and in March it was too cold inside without it.
