Stunning Central Wakefield Apartment 2 - Parking

Our bad experience began before we even arrived! Paid up front £500 Booking.com - booking confirmed all good but then: Messages began telling us the Property had changed its name - Three times!!! Property would not confirm until we guaranteed £200 damage deposit via our bank account Property then would not confirm until we digitally signed a rental agreement (this for 6 nights!!) Still not confirmed and 24 hours before our flight the Property then asked the reason for our stay as they noticed we had an address in Wakefield, we told them Leisure, we are flying in from Greece and that it wasn’t convenient to stay at our address during that time. The property then asked for proof of our travel arrangements so I sent a boarding pass to their email. Threats of fines for locking yourself out of the back door which slams shut Threats of fines for exceeding noise levels - Finally “management” confirmed our booking As we already knew South Parade comprises of some beautiful Georgian buildings from the 1790’s and is often used in TV, despite the earlier issues, we had high expectations of the apartment. Upon arrival: The apartment entrance was at the far (grubby) end of South Parade with pedestrian access blocked by builders fencing 2 dustbins either side of the steps leading to a badly neglected front door Opening front door to shared hallway which was dirty, smelly and full of old mail. General: Unsympathetically restored!! - At first glance it appears many original features have been kept but they just looked too good for the supposed age. My suspicions were proven when Angela let out a cry “John, the ceilings falling in”. Part of the cornice had cracked and debris from it was on the bedroom floor. 1790 and cracked during our stay?

This apartment is in a location close to the city centre

The communal hallway is dirty and smells like urine, the apartment itself had not been cleaned well with cobwebs throughout & even in the utensils drawer, cushions on the bed not cleaned, dirty windows both on the glass panes and around the framing, and to top it off somebody's socks by the sofa. The apartment is run-down, with a broken bedroom blind, a rusty microwave, bathroom tiles missing large areas of grout. If that's not bad enough, the management company expects a £200 security deposit and to be supplied with proof of ID which goes against booking.com policy. When I complained to the company about the state of the apartment they 'apologised' but said it was all just wear and tear! No offer to make things right whatsoever!

Looks lovely, was nice and clean with good range of useful amenities.

Lots of noise in the courtyard and parking was difficult because of building work next door.

There was enough space and in a good location.

It needs refurnishing. There was a draught and when the neighbours smoked in the garden, the smoke came in my room. It wasn’t clean to my standards.

We are able to book this property at short notice, after the cancellation of another property in Wakefield - so were grateful for availability. Not sure about value for money - as we just had to find something quickly. The facilities are adequate and location was convenient for our needs.

The access / parking area feels quite vulnerable at night time. The outside step access is steep and has no handrail, limiting those that are less able bodied. The photos of the property are quite flattering.
