It was very close to headingley cricket ground. Was cheap.

We were asked 10pm the night before we were due to arrive, if we would accept an alternative property. Having advised that this was not possible, we received confirmation that our booking would be honoured by text the following morning. This booking had been made in April and paid for the same day. Upon arrival, the "host" advised us that all rooms were booked. Even after I explained we had booked and had confirmation, he continued to advise no rooms. Even upon showing text between myself and the property / business owner the person on site did not understand. I had to call the business owner to speak to the employee and confirm our room. The house smelt of cigarettes. The bathrooms were dirty, and there was no toilet roll. The locks on the bathroom were very temperamental and not well fitted. The owner has advised that you can park on the street. However, this specific avenue is subject to residents' permits.

There wasn't any toilet roll and you have to remember to fetch your own towel. It also smelt of cigarette smoke and could have done with a bit of a deeper clean.

Only thing that we liked was the location and the fact we had a bed to sleep in safely at night. If you care about things other than that, you should not book this.

One of the owners or managers of the property, unsure as to what he was exactly, kept smoking cigarettes in the living room. When we arrived at the property, the smell of smoked cigarettes was palpable. I am thankful that my partner and I do not have major breathing issues, but as this person smokes in the middle of the room and likely in the bedrooms as well due to the smell in them, it can be dangerous. This was very surprising as we did notice that within the description of the property, they specified not smoking in it. Being woken up due to them speaking near our doors/having tv on very loudly in the mornings was not even that big of an issue compared to the smoking. If I could file an official complaint around this, I would. I am in the progress of figuring this out now.

The room was very spacious.the man who ran the guest house was lovely . Would recommend to friends

Quiet place, presentable place next to cricket ground and ships only a stones throw away

Very basic, no amenities provided, or towels and soap etc. Bedding very worn and stained.

We arrived and were delighted with the location. We were treated by a lady who showed us around and told us to pick a room which we did. The room was very clean and looked to have been recently decorated. After a long drive all we wanted was a coffee so I went to the kitchen to put the kettle on. Dirty dishes every where, in the sink, on the work surfaces every where. Half eaten meals on plates, burnt food in a saucepan, cooker top in a mess. very off putting and glad we didn't have to cook there.

The way the whole kitchen was left with dirty dishes and half eaten meals left around.

It was a perfect location for the Leeds marathon. Plenty bathroom access. Secure room.

I was told if there was no parking on the drive I could park on the street but actually I couldn’t, it’s permit parking only. Luckily a neighbour told me. It was the most uncomfortable bed I have ever slept in, awful. The bedside lamp was the other side of the room so not too useful. The toilet paper ran out. The stairs were so incredibly loud I felt I was waking up everyone every time I went in/out the room

Lady that met us there was lovely and very helpful, it was in the ideal location for where we needed to be. The place was clean and tidy so couldn’t fault that.

The whole bed needs improvement, the price we paid to stay here for 1 night (£150) the mattress is poor very old, the pillows are very much none existent and well the quilt covers are rubbish. Now if I had booked this and paid £60 for 1 night then I maybe would of said you get what you pay for but the fact you could very easily put a new mattress topper on the bed to make it 100 times better and buy some new pillows and quilts. Also the rooms are mega small.
