Good location; near la Veleta area. Walkable to multiple restaurants and coffee bars. Wifi worked well, also for home office. Good value for what you pay for, but definitely not very new anymore. Good lighting in the apartment. Comfortable large apartment.

Many things in the building and the apartment are rusted and much older than in the pictures. Hanger for dishes looked like it had not been cleaned for a while. Not a great smell coming from the bathroom. Pool area is nice but looks quite run down as well, though they are renovating.

Location was pretty good. Walkable to shopping, food, etc. Pool was good despite pool area being under construction/renovation.

It seemed like they were not ready for us to arrive or that 101 specifically — as another guest noted — was not online for guests. Just disarray around the unit. Couch cushion bursting at the seams, patio furniture not maintained, kitchen poorly stocked. We asked for the things it did not have and they were brought, more or less. We have traveled a lot in the area and stayed in many places, so the rusted handles and appliances were not a big deal (though this place is not bargain priced), and the non-functional dishwasher would also not have been a big problem were it not for the fact it had old food bits in it. Was even patient with that as they said they would get it dealt with “tomorrow.” Our stay was five days and it never happened. Guess we could have asked again, but you get to the point where you understand the deal and are ready to be done with it. Refrigerator leaked badly and had planned to discuss after dishwasher was handled, but well … Place is very dark. Could not read anywhere in the living space in the evening. Bedrooms were well lit and comfortable overall. Fixtures loose in the bathrooms. Hairdryer was in need of replacement.

The hotel is located in a quiet area of Tulum, which was a huge bonus. We had a car, so it was easy for us to get there, and we were offered a nice parking space just outside the hotel. The owner met us in person and seemed like a nice guy. The apartment was spacious, with a large bed and a huge hammock hanging above the living room. You can access the rooftop swimming pool.

The hotel is really poorly insulated. You can hear all the noises made by other guests, especially when they are on the staircase. We found a few things broken or missing from the apartment, such as kitchen utensils. For example, there were no normal water glasses, only reusable plastic ones. There was no microwave. The kitchen is equipped with a coffee machine, but no coffee was provided, which I found strange for a two-night stay. The kitchen sink was constantly clogging due to poor drainage. There wasn't a tea towel to dry your hands with. While the idea of a shower combined with a huge cement bathtub might look great, in reality, it is very impractical and absolutely not eco-friendly. We were missing hand towels and a floor towel in the bathroom. Despite asking the owner about them personally, we never received them.

Everything in this place is great. The room is very large and clean, with an equipped kitchen that has everything you need. The owner is very nice and welcoming, and very helpful with anything that you may need. There is a big supermarket and OXXO within 6-10 minutes walking distance, along with some nice caffe’s and restaurants. Over 4 months of traveling and that was one of the nicest places we’ve stayed
