BEThe property is located in the town center, with parking available next to it (the signs say you can only park there for 30 mins but apparently this can be ignored). The doors are opened through an app which is actually quite convenient once you get the hang of it. The room is very spacious with plenty of amenities and snacks and drinks. The bed is very comfortable. Staff is responsive through messages, and the room was freshened up every day.
One massive issue which sadly greatly impacted my stay here is that the air conditioning is remotely shut down at certain hours. As I worked for Mille Miglia I'd arrive home late at night, with the airbnb being around 29 degrees inside. It took me a while to discover that the air conditioning didn't work because it was only allowed to operate between certain hours, and from that point on I had to contact staff every time I couldn't operate it. Once the air conditioning was up and running I'd fall asleep, only to wake up in the middle of the night bathing in sweat, as the air conditioning had shut down again, and staff was naturally not available/awake at 2:30 AM. As a consequence I had terrible sleep for both nights, while working non-stop 16 hour days. As you can imagine I won't be staying here next year, which is a shame because of such a futile reason. I had several team members on stand-by who were still traveling to Italy and wanted to know if the property was any good (they didn't have a room yet) but naturally I recommended they stay elsewhere. I assume this weird system is for reducing power consumption, but at this rate it'll definitely be costlier to not let guests use the air conditioning when they need it - absolutely ridiculous.

ROThe rooms were nice, big and clean. The bad was comfortable and the bathroom was very spacious.
First, there was no staff. The location was hard to find (the name on Booking is different from the name on the building) and they didn't tell us which rooms were ours, so we had to try to open random doors with the code. The AC didn't work in one of the rooms and there were around 30 degrees C inside the room. I tried to contact someone, no answer. Also, there was a lot of noise frum the street (loud motorcycles until 2AM). Lastly, don't expect any breakfast. Like I said, there's no staff there.
