"Highly recommended"

The room is generously sized, stylish and finished to a high spec. The bed was very comfortable. It was lovely to be able to sit out in the garden in the evenings.

The light in the dressing area is movement activated and is triggered when going to the bathroom in the night, lighting up the bedroom. This is a mixed blessing, helpful for the person up, but disturbing for the person trying to sleep. A minor issue, though.

Everything about our stay was exceptional, beautiful accommodation, lovely location, very hospitable hosts, always available to answer any queries we had. Will recommend to all our friends. Definitely a 10 out of 10.

"Expectations not met"

Location is good if you have transport to get around -- Lincoln is not far. Local pub okay. Wayside Cafe in nearby Tattershall is FANTASTIC !! Bed was very comfortable and bathroom is very nice and large.

This is a room in someone's home -- this was not expected based on information on the website. We were asked to remove our shoes at the door. The hosts were not there on our arrival and we were met by their son. Eventually met hosts, but they were not that engaging. Perhaps we were not advised fully of the facilities we could access within or about the home, it seemed to us as if we had access to our room only !

"Immaculate & spacious ensuite room in a quite location and lovely hosts - great choice for cyclists"

The room was immaculate, spacious and very comfortable, with welcoming and helpful hosts. The windows allow for a sunrise as well as a sunset view. We were on a cycling break, and we chose the property for the cycle storage. It proved an excellent location for our needs, using B roads, trails and canal paths. It is only a short drive from Woodhall Spa, so we also had a fun night at the Kinema.
