Loved the location to the village, and the size of the house. Very warm and cosy.

A little dated and in need of some tlc. A fair few cobwebs, but maybe lots of spiders there lol.

Location and space to move around the property and the fact that there were xmas decorations in place when we arrived I did have to ask for these !!!.

Let down by the overall cleaning as my grandson complained of cobwebs near his bed. also i had to continuously email the management company for assistance such as Aga cooker not working and the other cooker was at the bare minimum workable. Considering that these were required to cook on Christmas day it was very frustrating. Karaoke machine not working which the grandkids were disappointed with .Overall the property and facilities needed some TLC we managed and despite these issues enjoyed our family ger together. Considering that 3 days costed over £2k I would have certainly expected both a better standard of service from the management company and everything to be checked and operational.

The size of the property Location Bathroom for every room

It was very dirty, sofas had not been hoovered in weeks, food all over cupboard doors in kitchen, carpets had lots of debris, towels were like handkerchiefs and were very old, bed linen for sofa bed was just thrown in a cupboard and said cupboard had rubbish and very disorganised. Yes a kettle was provided but this was gas hob one and with 12 people staying this was not the most suitable solution. Freezer door would not stay shut had to push a chair up against it. Patio doors in sitting area not very secure. I could list more and more Considering this is run by a company who has “cleaners” this is not cleaned to a high standard and recommendations would be for a very high deep clean prior to any dog else arriving. For the monies we paid I would have expected a higher quality. Please invest in new towels… Only a few pics to show dirt.

The size and layout was excellent and the location was perfect.

I grounded my car because of potholes in the driveway. Poorly equipped kitchen with chipped plates. Beds uncomfortable and one broken. Cot broken, but replaced with a travel cot next day. No hand towels. Water leaking down flue to wood burner into a bowl underneath, which had been like it for some time as wood burner rusty. Blocked drain, so water from washing machine overflowed onto driveway. No mention in the description that the garden was not enclosed. A curtain in our room had come off and been discarded in our wardrobe. The dressing room for the main bedroom was cluttered. Tiles fallen off wall above wood burner and in utility room.

The location is brilliant...a few minutes walk to shops, pubs, station etc. The house is really big and spacious and was great for our large family gathering. The teenagers loved the karaoke machine and the sauna.

The house really needs a bit of TLC, the log burner in the lounge is almost unusable especially if it rains as water pours down the chimney and smokes the house out. The freezer door doesn't stay closed and the upstairs balcony doors blow open in the wind even if locked. Some decorating and general maintenance wouldn't go amiss.

We loved the location and the large open plan living area - it was a perfect place to celebrate NYE with my group of friends (+ 2 dogs!). The views from the house across the village are lovely. There were great walks along the river in our doorstep and lots of great pubs and restruants nearby. The sauna got a lot of use too - excellent bonus! We really enjoyed our stay in the house. We also liked the self check in and out. It would be nice to return someday - thank you for our stay!

Some of the beds weren't great quality, but we were still pretty comfortable. A couple of the rooms were a little cramped as we were maximum capacity at the property (ei. had 3 adults in one of the smaller rooms). The downstairs bedroom is also a little smaller. But we still really enjoyed our stay! The large living space made up for the smaller bedrooms.

Location is spot on. The house has all the facilities. Has that old vibe when you visit your grandparents in the country side. Sauna is a lovely addition to the house facilities. Parking decent for 6 cars. Overall is a great place to stay for groups.

Outside lights didn't work. Also it would be nice to have some roof in front of the main entrance where is the barbecue area because it is raining a lot in Betws Y Coed. If they spend some money to make the patio area, add an outdoor hot tub, and refresh a bit the overall look inside, that house will be a small 5* resort.
