"An excellent family stay over Christmas & New Year, definitely recommend!"

The location was perfect (Southrepps not Northrepps) bit difficult to find in the dark (a sign at the end of the drive or number / house name on the wheelie bins would have helped a lot!), loads of space within the main house and barn, kindling / logs available to light the fires as it was very cold, located in close proximity to a few beaches which were great for the dogs, beds were super comfy with nice clean quality bed linen, welcome basket full of nice treats / tea / hot chocolate, space on the drive for 3 x cars and free parking just down the road for our 4th car which was perfectly safe. The log fires on an evening were perfect and local shop / garage had stock to purchase even during the Christmas / New Year period. despite being a big property it had a cosy feel and felt extremely homely. The AGA was amazing to both cook Christmas dinner and at keeping the kitchen / dining area warm but remember to switch on in advance of using! We stayed in the barn with our 2 youngest daughters who slept on the mezzanine floor in the single beds which they enjoyed with the fairy lights. Local pub just across the road was very welcoming with good pub food. The local shop had plenty of local produce and choice. We would definitely stay again, all 10 of us had the best time and appreciated the Christmas trees in both the house & barn.

The floors could have been cleaner on arrival, I totally understand the age / type of the property but they didn't appear to have had a good clean. The area around the wood burner in the barn was extremely dusty with thick cobwebs which had obviously been there a while and not new, the cleaning equipment stored next to the wood burner had obviously not been used for a while or cleaned - I appreciate the age / type of building / log burner creates large amounts of dust etc but this had not been cleaned for a while. A new vacuum cleaner would definitely be a plus - the current one is pretty useless and when it is a dog friendly property a good vac is essential, one in each of the properties would be perfect. An additional clothes airer in the barn would have been a plus, 10 people's washing sharing a small airer wasn't ideal and didn't want to use the tumble dryer. The fridge in the barn had been unplugged despite a sign asking for this not to happen which meant it took a while to become cold and had a smell / odour. The kitchenette area in the barn could definitely benefit from more equipment - mugs / plates / cutlery etc, the drawers had old remotes / tools / screws and other odd bits and pieces in but nothing else, this area could be made a lot more useable. Wi-Fi signal is showing as strong re bars on your phone but the actual strength is very weak, we couldn't use our mobiles / laptop etc in the barn properly - extremely slow or non-existent, a good booster or separate connection would be a positive. These are all points that would have enhanced our stay and for the money paid would have expected but would not put us off booking again or recommending to others.
