Quiet location, clean and spacious, fun watching gocarts outside, good restaurant nearby. Lovely owner and Martina who takes care of comms in English.

You need to avoid the rooms on the street since you are on the street literally especially the one on the ground floor . It is noisy from the street and also from the atv track in front .

The price vs conditions and hospitality was excellent.

I can’t think out any major disadvantages

Very comfortable, well eguipped and spacious apartment in quite location. Suitable for families, a bit less for party lovers (center of Livgno is > 5 km). I appriciatted free parking with easy access to ski room and perfect communication with Martina (assistant of the landlord). If we visit Livigno again it will be our first choice.

I struggled a bit with weak mobile phone signal when we arrived at Bait da Gembro. So it is worth to read messages like how to access your appartment in advance and not trying to call at the last moment.

Very beautiful and convenient location, super helpful and friendly staff, very homie feeling, very good price to value ratio, recommended!

This is a real mountain house from a fairytale. Everything was like in the photos. Housekeeper Martina was very kind and at your service in the middle of the night. Very clean and comfortable. A free ski bus passes by the house, a washing machine is always free and available. Pure 10!
