Very hard mattresses, not very clean, poor breakfast ( we had to pay for the coffee), staff not very friendly

The family that runs the home stay were very friendly and helpful. I really enjoyed my time there. The view from the deck was exceptional!

Great Location and very nice home stay, really recommend getting a scooter from here for 100k dong a day because its the best way to get around Sa Pa. Staff were great and room was excellent. The doggos were 10/10 would pat again.

Very nice place 30min by foot from Sapa centre. Good location to start your hike. Nice family running the place.

The pool was broken

Price performance is not the best. Pros: they gave us a room already in the morning since we arrived pretty early. View is nice. Rooms looks nice.

Cons: breakfast, which we had included in a booking deal, is very basic. We only could order fried noodles with an egg, and we got instant noodles with the egg in the soup. So no fried noodles. Pool is empty and since it was hot, we really looked forward to the pool and thats why we were willing to pay a bit more for a room (considering similar places in Vietnam). They did not really helped us with booking the bus - we had diferent experiences in homestays & hotels in Vietnam so far (traveling for 2 weeks now). No bottled water in the room (in all places so far we got at least one small bottle extra). Problems with the toilet - water was not filling the reservoar (or whatever is called) for some reason. The check out should be by 12, and they wanted the keys of the room before 10. Anyhow, for that price you should get much better service, with the same view and better food options. We were dissappointed, since we expected much more. Maybe we are just spoiled till now, since we had so great experiences in other places. :)

1. The personal was super nice. We arrived to Sa Pa earlier than expected and they allowed us to check-in before prior agreed check-in time, what was highly appreciated after a long journey. 2. Very comfortable location when you want to go to Lao Chai (I personally prefer this village over Cat Cat). It comes at the expense of being close to the city. However, it is possible to take taxi for around 80k VND to get in the city centre.

1. The address on Booking is wrong. Be aware of the fact that there is another Sinavi Homestay in the city centre. When you look up the address written on Booking, it will show you to hotel in the centre. However, when you open the location through Apple Maps, it will give you the right one. 2. We did not receive the room that we ordered, but it was just fine, as the room was spacious, the beds comfortable and we pretty much came just to sleep there. 3. The biggest problem we encountered was with the payment. It is apparently normal in Vietnam that the accommodation is paid at the property and not automatically charged to the credit card saved on Booking. As this was our first accommodation in Vietnam booked through Booking, we did not know that and it was not stated in the terms either. We came to the hotel and no one told us we have to pay at the property. The next morning we returned the keys and left the accommodation. Half a day later we received a message that we did not pay for the accommodation. It took us more than an hour to make the international transfer, as there were problems to make the payment through Revolut and we had to set up an account on Wise. This was really annoying.

The host was lovely, outside areas were cosy, beautiful views and nice coffee!

Be aware that the address on google is incorrect! We booked this place thinking it was in the center, were dropped off there by our taxi to then find out after 10 minutes of searching there are two addresses on google maps: one right in Sapa Centre and then the actual homestay which is a 10 minute car ride away. Having booked this mainly for its location, this was very disappointing. Additionally this was our most expensive stay in Vietnam (and only place to not include breakfast) and unfortunately it really did not live up to expectations. The room was cute but very unclean, stained sheets and towels, spider webs everywhere, very unclean floors, broken window that could not close, dirty toilet and the guest entrance has a fish tank on top of it which constantly leaks water! Breakfast was fried noodles from the menu which were 40K and coffee of 20K but because it was a breakfast “package” it cost us 120K per person which seems unfair. Very sad because the other reviews seemed lovely!
