- the host is very available, responsive and kind - rooms are equipped with coffe, tea and basic breakfast necessities - the property is located 10 mins from the airport via car - no noise from the airport despite the proximity - the owner kindly booked me a taxi for the following day

- i found the pillows to be a bit too stiff and bumpy - breakfast is all industrial products that you can find in the room, it's a positive and negative at the same time depending on how on a rush you're in the morning! - restaurant options are quite limited if you're by foot

Breakfast was a joke. It's almost not there. Booking.com should define what does "breakfast included means.

We arrived later in the evening and we were greeted with a big smile and very accommodating. We were on the second floor and suddenly our bags were whisked up the stairs for us. Very kind. The room was large, very clean and had lots of snacks left for munching.

We chose this because the location was close to the ROME FCO airport. The room was large, Clean, with air conditioning, a king bed, an unexpected kitchen and extra twin bed . For breakfast, we prefer fresh fruit and fresh baked goods for breakfast, but here was an assortment of processed items that we did not eat. Very nice that they gave us bottled water too. The machine to make cappuccino was appreciated. The large shower with great water pressure and lots of hot water was much better than others we’ve experienced in Italy. We had ample plugs and a mirror outside of the bathroom so that I could do my make up while my spouse showered. This is very appreciated. We appreciated that our room was ground floor with no steps. Laura’s friendly husband greeted us and showed us to our room. The parking was great, on site and Safe. There was a gate around the property that made us feel even more safe and the windows locked and the shutters locked. We did not hear street traffic noise from the outside at all. We would return here because it is a family run hotel and great overall value. We found a great family run restaurant in two minutes walking distance. We appreciated that this hotel is in an Italian neighborhood.
