This room is not a 9.7—it shouldn’t be listed in the same add. I booked based on excellent reviews (and photos), but those reflect other units. Double-check which one you are getting. Our room was tiny and on the ground floor - which is mentioned in the listing, but easy to overlook. While the area is quiet, the room opens onto the sidewalk. There’s no space to sit except the bed, and very limited room to move around. There are no common areas, breakfast is given at a nearby caffe (coffee, croissant, juice). We were also affected by major street works on our second day, that made it noisy from 7:30 am onwards, with no power for hours. We asked for a cancellation but were declined (which is the stated policy—but we believe this warranted an exception). We ultimately checked out early and didn’t stay the second night—honestly, the space made me sad :(

The upgrades were exceptional. New lighting, plumbing, and an elevator directly to our suite. The owner met us and gave us a tour of the property. Joseph and son were so helpful. Thank you! The suite was close to everything - train station, Rio Roma, the bridge, etc. we walked everywhere! The complimentary breakfast at Italia Cafe was perfect! Great service!! Love this place!!!

I have to think hard to find something that we didn’t like! Hmmm… the kitchen was missing a cup for a large coffee! Basically nothing was wrong.

Exceptional, comfortable yet elegant at the same time. Location was just a few minutes from the sea and historical centre. Coffee and tea facilities were appreciated. Breakfast is served in a cafe a few minutes away.

Good location, comfortable bed, all very new. Good WiFi. Although we didn't meet the owner (the accommodation is accessed using a key locker) he did help with questions about the train strikes and we could check in a little earlier than the standard time. There is a small fridge that had two free bottles of water for each night of the stay which was greatly appreciated. Also you get vouchers for a coffee + pastry + orange juice at a good nearby café which we enjoyed every day.

The bedroom and bathroom are very small. There's no place to effectively dry swimwear (no outside space). We would have liked to make the room a little cooler, but the air conditioner thermostat is locked. If you need to plug in a phone charger and some other device near the bed, suggest you bring an adapter to plug several things into one socket since there are only a few sockets in the room and they are all in use.

Amazing stay. We did not expect much so we were pleasantly surprised to find the room as it was. perfectly cleaned and in great condition. it smelt so nice. We arrived late and the host was kind enough to help us, he left the keys in a locked box for us. we found parking right near our room.

Perhaps the only inconvenience is the lack of balcony, we didn't have were to dry our towels and clothes, but other than that everything was perfect.
