Close to the castle

Expensive and not clean. The ceiling was not soundproofed. Location a bit too far away from everything.

"Spacious rooms with good facilities"

Really nice room, would be great for families, was more than big enough for the 2 of us. Great to have a table to sit at, and the kitchen was well equipped, would have been nice to have a small toaster oven or similar. Couple of supermarkets nearby to get breakfast items to have in the room. The laundry room at reception was cheap and easy to use, detergent was automatic.

The location was ok, there weren't a lot of restaurants right nearby, had to walk down to Karasuma-dori St every night. But it was still convenient for the train and buses.

This is a well maintained high quality hotel! Very good location, walking distance to most things like the Ninja Musium and also allot of resturants. Staff were great too.

"Clean and safe stay in Kyoto for families"

We enjoyed the half western/half traditional Japanese bedding set up. However the beds and pillows are a bit firm. The air/heat was tough to figure out and regulate. You can hear noise from neighbors above but can drown that out with the air going. Overall it was a nice enough stay. I didn't have to pay for laundry at another Koko Residence in Tokyo so we were surprised to be charged for it here. The staff was nice and always greeted us. The rooms are very clean. The location is ok. Since almost everything we wanted to see and do is near Gion or in that area, we had a bit of a trek each day and it can be tiring with kids in tow. So I would have chosen to stay in Gion had I done more research. Otherwise it's a nice area if you have more time to wander around and find the cool little niche places. The luggage transfers are handled very easily by the staff which is appreciated.

The beds and lack of an iron and free laundry. For the price I expected a larger room size. It's a bit expensive for the lack of amenities and room size. I didn't feel like the location warrants a high price either.
