Comfortable bed, big room, shower for elderly grandma, clean, had a gym, very close to the airport, has shuttle, cars to push the suitcases, lots os parking spots.

Could improve the gym, put some cleaning supplies like an alcohol and paper towels for example. Invest on a newer treadmill.
