The location is great, very central. The staff is very attentive, they can be reached through whatsapp and do best as they can.

- The pictures are misleading. The room we stayed in had little to no natural light but this was easily missed in pictures. - Sound insulation is unbearable. Since this hotel is basically a residential apartment with each bedroom is made a hotel room, it is not designed to insulate the noise from one bedroom to another. And we were also unlucky to get the room next to the shared bathroom. Any time of the day, you can hear the sounds people make in the bathroom in high quality. Furthermore, there was an ongoing drilling operation in the building, and it started early around 08:00. The staff told that there is nothing they can do as it's within the legal hours - I understood the legal part but I must note that people (like us) take vacations and stay at hotels to escape precisely from these discomforts. - Our visit was on mid-May. The climate was moderate but nights were chilly. The room had a thin bed sheet. We got cold the first night, so we requested for a duvet. They told that the cold season is over so they no longer have duvets. We settled with another bed sheet, but we did feel really cold. - The pillows had a distinct sweat-like smell. We asked for new ones and they did. The new ones still had the same smells. Not sure about what the smell was, it was unpleasant.

Perfect for a first visit to Pisa. Beautifully decorated and furnished room with very modern spotless en-suite bathroom. The large garden terrace overlooking a square was a real bonus too and perfect for relaxing after sightseeing. Shared kitchen area again spotless and included an outdoor terrace for meals / meeting fellow guests.

The only issue was the ‘dipping’ mattress on the huge double bed. The company informed me that the replacement had been ordered and would be installed asap. No other issues. Some people in the past have mentioned noise issues but we chose to be in the city centre to enjoy the vibrant night life and proximity to great restaurants and shops.

I would not recommend this property. First of all, the photos on Booking are very misleading. The room looks much newer and cleaner in pictures, but in reality it is old, worn out, and not well maintained. It felt quite unpleasant from the moment we arrived. One important detail that is not clear from the listing: the photos make it seem like there is a kitchen inside the room, but in fact the kitchen is in a completely separate space, not connected to the bedroom. This was confusing and disappointing. The main issue, however, was cleanliness. The floor was dirty, the bathroom was not properly cleaned, and there was no hand soap provided. The walls were cracked, with peeling plaster in several places. Overall, the room just felt neglected and unclean. The pillows were old and lumpy, which made it difficult to rest properly. Additionally, the room was very dark, with very little natural light coming through the window. The most frustrating part of our stay happened on the day of check-out. We were informed that the electricity would be turned off, but what we were not told is that the water system depends on electricity. As a result, there was no water for the entire morning — we couldn’t shower or even use the toilet properly. I contacted the property manager about this, and although they apologized, they admitted they were not aware this would happen. Despite the situation, we were still required to check out at the usual time, and no compensation or extension was offered. Overall, a very disappointing experience.
