It was OK

I do not recall when I booked if this was a B N B but there was some food but no bread or milk there were biscuits so that was breakfast There were no shops close by so we couldn't buy anything

"Hil Farm holiday in Greetham in Rutland."

Interaction with the farm animals, particularly the horses and the hens. The Plough P.H. was only 5 mins walk up the road. It is exceptionally friendly to: toddlers, including our 3-year-old,; customers and their dogs. The regular customers were friendly to visitors. The food was freshly cooked by the landlord, Peter to an excellent standard. There are animals in runs and shelter in the pub garden. We stayed at Hill Farm, 37 Main St, Greetham. The apartment was spacious and well-equipped. The nearest town we visited is Oakham. The centre has many traditional shops and a variety of supermarkets, including a large Lidl and medium-sized Tesco, Co-op and B&M. We visited Rutland Water which was captivatingly beautiful. The weather did not permit a boat trip during our stay and we sheltered in a lovely cafeteria which served good coffee and snacks by friendly and accommodating staff. We would like to return to Greetham for another holiday for a longer period and when the weather is warmer and days longer.

The accommodation would be improved by the provision of a conventional oven or an air fryer. Also, the kitchen sink needed a draining board. We had to wash things individually and dry them at once.

"Very good"

Lovely to have animals around. It was spacious, wouldn't call it 'luxury' but it was a really nice rural retreat.

It was a bit cold and would have been nice to have coffee in the morning. There was a cafetiere but no filter coffee, just instant. Enjoyed the shower but it got blocked, so I had to be quick.

"Lovely space and countryside"

The location was great for us, it was quiet and very peaceful. Handy pub right next door and a highly recommended restaurant within walking distance

One word of caution, my mother who is 81years found the metal, open slatted staircase a bit precarious as her balance and eyesight aren't as good as they were!

"Somewhere different we will definitely remember 😊"

The owner Lisa and her family were very friendly and welcoming. It was definitely an experience to spend a night above the stables and was so lovely to be able to see and hear the beautiful horses. We even got to meet Bobby the pet sheep who was pottering around throughout our stay. Everything was very clean and well kept. We stayed as a family of 5 with 3 young children and I was able to find everything that I would need and use in my own home. The WiFi was high speed with good connectivity and we were able to enjoy a Friday night movie through Netflix on the TV. Although I was worried if my children would be able to sleep in a different environment, they slept soundly the whole night on the very comfortable and easy to use sofa beds. Lisa was flexible with our check out time which was a bonus 👍 we made the booking in order to go to the Twinlakes Theme Park in Melton Mowbray which is only half hour away. An enjoyable and comfortable stay which I would highly recommend to anyone interested 😊

"very spaceous, high standard 1 bedroom apartment in charming farm"

Darling farm in an idyllic village. The host was super friendly and welcomed us as we drive through the gates. Our daughter was thrilled to see the horses and that we were sleeping above them. I did wonder if we'd be disturbed but we all slept soundly. The host had 3 sweet dogs and a sheep wandering around which my son thought was hilarious. The apartment was roomier than expected, as was the main bedroom. The furniture and style was rustic and charming. Lovely walk in shower and clean bathroom. All kept to a high standard. The main bed was really comfortable and I usually find most beds uncomfortable. I had prepared myself for an uneasy night but I slept like a log. The bedding smelt very fresh and aromatic. Some loo roll and hand soap was helpfully available as i forgot mine ! I would 100% recommend this place to anyone and would go back readily. You do need to be able to climb stairs as there are metal stairs from the ground up to the apartment but it has sturdy handrails to make this accessible.

If I was pushed to make any suggestions, it would only be to add solid wooden boards underneath the access steps so you cant see through, but that's because I'm afraid of stairs and it made my legs go wobbly. I was completely safe but i couldn't get my brain around that fact . But this place seriously ticked every box.

Enjoyed the stay . Very comfortable accommodation and good facilities. Quiet and peaceful. Easy to find and had no problems. We all had a lovely stay. Lisa and her daughter very friendly.
