Cozy Studio Unit in Zone Vill Condominium-Montinola Subdivision

A good sized clean room with good storage space for clothes and other belongings, a good sized double bed with a bedside table & a lamp (although 1 each side would have been better). Plentiful wall sockets for charging. A full-length mirror plus a wall mirror & another in the shower room. An L shaped settee in front of a very good smart TV with Netflix, a nice little kitchen with great cooking facilities, including a small fridge-freezer, a microwave oven and a ceramic hob. Great shower: good temperature and good pressure from overhead showerhead; a sink in the shower room, good toilet. Soap, shampoo, conditioner, cleaning supplies etc. all provided, although housekeeping had missed topping up the dishwashing liquid container & replacing an air freshener. A dining table and a writing desk with lots of chairs, the room is nicely decorated. Blinds over the kitchen and shower windows with a mesh to let the air in but keep any insects out! Two good electric fans. Beautiful nature views from the kitchen and shower. The hosts are very helpful and responded quickly to nearly every query we had, & they have very thoughtfully left many books and a number of card / board games in the room, a really nice touch. Quick & efficient lifts to all floors. Outside there is a great, inexpensive Asian restaurant, there are many nearby convenience stores including a 7-Eleven, also a small pharmacy, a little fruit & vege market stand & an ATM, as well as music / karaoke bars & a Beyond Bread bakery cafe by the hotel. It's a quick easy walk to Burnham Park and close to SM Mall. More expensive than I would have expected: from outside the building looks cheap and a bit run down, and the road up & down is steep & a bit rough, but I think you pay a premium for the great central location, and once you're inside the room is great.

The directions on how to get here were confusing: neither we nor our taxi driver saw any signs for "Zenmist"; we had to take 2 taxis before we found the condo building. Directions that make more sense to me would be along the lines of: "Take the small road next to the Crown Legacy Hotel that goes behind it, second right then stop outside the City Campus building." There were several power cuts during our stay, although none for very long & our room had a backup light. The location is up a steep hill past roadworks on the footpath, forcing us to walk on the busy, steep, 1-way road. The doors over the closet and clothes drawers need some maintenance and had to be held against the wall before we could open or close the clothes drawers; just a minor quibble and we didn't think it was worth asking for them to be repaired while we were there. The mattress was too hard for me (but not for my Filipina fiance) so I had trouble sleeping. We had a problem with very noisy residents across the corridor from us, they were having a party at 2 in the morning, although they stopped at 3 when we asked them to. I mentioned this the next day to security and management but heard nothing back. They were noisy most nights after midnight and especially so on our last night which made us glad that we were leaving. What is the point of having rules if they can be ignored by residents and are not enforced by management and owners?! People like me are attracted to a place like this when we see that they have rules about being quiet at night but if they are just ignored by everyone that's just lies. (My Filipina fiance didn't seem to mind so much: I think she's used to sleeping on a hard mattress and in a noisy environment).

Loved the self check in and out. No strict guards in the property questioning our stay, there is also a convenience store within the building. Security is very accommodating as well

Really nice apartment and spacious. Loved staying there.

Steep walk to building. Only shower has separate heater and rest is cold water only.

It was clean, well-kept and cozy indeed.

We didn’t bring a car so the uphill walk going to the building was a little tough especially for my senior mom.
