This property will not accommodate hen, stag or similar parties. Please inform Lyell House by Grandeur Property in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. A damage deposit of GBP 400 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 14 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. - The minimum age required for the lead guest is 21 - Infants will be counted as a guest - Strictly no stag or hen parties - Strictly NO smoking inside the property (penalty of £150.00 if signs of smoking have been found) - If the Property has been found to be in need of a deep clean after the guests departure the guest in question agrees to pay £100.00 to cover labour and additional cleaning) - All guests agree to sign into our property via our external check-in form. Failure to check-in or check-in correctly will mean your stay will be cancelled and you will not be allowed access into the property. - Please also note that if you are bringing a pet, that the fee is £30 per pet per stay for a maximum of 2. Pet is limited to hard floor areas and not allowed on furniture or in bedrooms. Kindly message us first as bringing of pet is subject to approval. - We please ask all guests to respect our neighbours. Quiet hours operate from 11 pm to 8 am. -Additional linen for sofa bed arrangements incurs a one-time fee of £20. Please contact customer service 48 hours prior to check-in, and we will provide instructions on how to order it. Disclaimer: ALL unauthorised early check-in's or late check-out's will carry a penalty fee of £50 per additional hour overstayed. A late check-out could also incur a relocation and/or cancellation fee chargeable to you, the guest, should Grandeur Property Management Limited lead to a loss of income due to interruptions to a future booking. "Good location. No creature comforts"

The property was to accommodate 8 people. There was one sofa which was very uncomfortable and could only sit 4 people. I paid 1000 for 3 nights. I expected a bit more than that!

"Wonderful"

The house was very clean. Well furnished. There was plenty of crockery, cutlery and other cooking utensils. The house was spacious.

The garden could have been a little neater. The bricks were falling off the stone wall. There were also weeds between the tiles. Which I think should have been weeded out. This is just an observation of what I believe the property should have. Shoebox to put shoes in. We were 8 people, so you can imagine how many shoes there were. And it made a very big mess at the entrance. Also, clothes rack at the entrance because there was nowhere to hang our coats.
