The location was nice, just a short walk from the beach, with a little view of the sea from parts of the balcony.

Our experience at this property was disappointing and unacceptable. For the first three days, there was no hot water. We notified the owner immediately on the first night. He did send someone to look at the issue, he spent two hours and didn't fix the boiler. Over the next day, three handymen came in and out, all attempting and failing to restore hot water. It was disruptive, intrusive, and deeply frustrating. The owner, offered to cover the city tax—a minimal and frankly insulting attempt at compensation. We explicitly requested to cancel the reservation and leave. The owner refused. Instead, he offered us a smaller apartment in a different building, which did not meet our needs. After more back-and-forth, he promised the issue would be fixed by 11:00 am the next day, or he would allow us to cancel. Unsurprisingly, that deadline passed without resolution. It was only by 5:00 pm the following day, after yet more people were brought in, that we finally had hot water. By then, our plans had already been disrupted, and any sense of comfort was long gone. But the problems didn’t end there. The apartment itself was poorly maintained: • The two sofa beds were so uncomfortable that even our 13-year-old child couldn’t sleep on them. He ended up sharing the bed with his older sister. • The balcony was neglected, with dead plants and broken furniture. • The building was old and rundown, with an elevator so outdated and unreliable that we were afraid to use it. When I asked the owner to deduct the cost of the days we were without hot water, he refused. Instead, he offered us dinner at a restaurant in Rome—nowhere near where we were staying, and of absolutely no use to us. I understand that technical issues can happen. The responsible course of action would have been to cancel our booking and fix the problem without forcing guests to endure it mid-vacation. Update: After I posted the review, the owner contacted me on WhatsApp, where he insulted me and made threats.

Great location. If using this location to travel to Rome, expect long traffic waits, aside from that, this place had everything you need as a home away from home.

The beds could use better pillows, however, the mattresses were very comfortable.

We enjoyed staying in this location so much, the position was awesome and get to Rome by car is taking less time than staying in the city. The apartment has all we needed and was really clean. The host was always ready to help us by needs and the sea view is astonishing… we definitely will come back !

It was a great choice I have ever done when booking an apartment! It is better than in the photos! The balcony is huge! You can eat there, sunbathe there or watch the sun goung diwn into the sea from there. The equipments are smart and modern, the beds are confortable with extra pillows. There is a washing machine too. There is an elavator in the House. The beach is very nice and safe eith the kids with its shalliow water and sandy beach. You can take a shower in the beach too. Rome is near, the airport is near. Ostia Antica is near and I recommend to go there. It is worth a visit, twice as big as Pompei and marvellous. There is s nice supermarket in a minute, restaurants, bars along the marina. The bus stop there to go on trips. The host was very friendly with everything and reacted very quickly if we had a question.

Great location. Across from the beach. Short walk to the marina and into Ostia. Supermarkets are close.

Deck was a little messy and dirty. Needs basic appliances. Toaster kettle etc. Needs 2 proper beds.

Location is good with a nice view from the terrace. Free parking on the street next to the building.

Waited for hours to enter the property (was promised at 13pm, then changed to 15pm and in the end 17pm). No one took care to change the sheets and towels for the whole week. Was said to be appropriate for up to 4 people but there is only one double bed. Furniture was very uncomfortable (bed, sofas, chairs). Couldn’t sleep well for the whole stay. Cutlery in the kitchen drawer were very dirty. Hot water is tricky. You have to ask for instructions in chat in order to fix the water heater and take a shower. You better look for other possibilities to stay. Did not worth the money I had paid.
