The room is big and clean. Shower is separate from the toilet and sink. Has a slightly see though small tinted window to the room. Location is good, but nothing in Modena is far if on foot. We had no issues with the app access, once it was bugged but opening and closing the app helped. No need for the app to go outside

There is no option for luggage storage since it is a studio apartment with no in person service. Access via app, can be a bit complex or non functioning
