Proximity to the party we were attending. But the venue was very cold. The heating didn’t appear to be on in the upstairs function room.

Plumbing noises from nearby rooms. En-suite shower constantly leaked & cistern filling continued throughout stay so had to keep toilet door closed to block out the noise. Room heating was difficult to regulate. Did not cool down in night despite the thermostat being turned to the lowest setting.

Location was very good for us.room warm and cosy.breakfast very good.

Renovations we're on going In the downstairs area which we were not informed of when booking but we still enjoyed our stay.
