"Comfortable and friendly staff, lovely breakfast"

The landlady was amazing also the full English breakfast, I had read some poor reviews and was a little apprehensive but the location was near to my business meeting, not sure of those previous reviews I wouldn't hesitate to go back, definitely value for money, clean and comfortable with friendly staff.
there are two flights of stairs to get to the rooms and no mention of the rear access if arriving out of pub hours.

Room was clean and staff helpful. Free drink for miss-selling of shared bathroom. When no heating reported was offered an electric radiator.
Mattresses were incredibly uncomfortable! No heating!! Stairs up to rooms looked like they had never been cleaned. Shower was a dribble!! Not enough plug sockets, lamps next to the beds for decoration as there was nowhere to plug them in!

Good location, friendly staff, do a good breakfast charge £10. good facilities in room. Plenty tea/coffee, milk in room.
No heating at all despite radiators in room and around Building. Was bitterly cold. Pillows flat, mattress not great. Needs decorating throughout
