This property will not accommodate hen, stag or similar parties. Please inform Tudors eSuites One Bedroom Cosy Apartment in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. Payment before arrival via bank transfer is required. The property will contact you after you book to provide instructions. A damage deposit of GBP 500 is required. The host charges this 14 days before arrival. This will be collected by bank transfer. You should be reimbursed within 14 days of check-out. Your deposit will be refunded in full via bank transfer, subject to an inspection of the property. EXTRA INFORMATION WORTH KNOWING: Mix of the different units, if you have any special requests, please contact us directly (subject to availability) SELF CHECK IN: For the benefit of our guests we operate on a self check in process CHECK IN: Your contactless check in instructions will be issued from 3:45pm on the day of your arrival and you will be able to check in anytime after 4 pm. CUT OFF TIME: We operate on emergencies only after 6 pm and communication might be limited. COMMUNICATION: Our phone lines are extremely busy most of the time and we do not guarantee your phone call will be answered or that you will receive a call back. However, written communication is answered on a timely manner and we ask all our guests to contact us by emails or messages only to ensure a quick reply. POST: We would like to kindly request that you do not send any deliveries/posts to the address of stay We are not liable for collection or delivery of any posts. EARLY CHECK IN/EXTENSIONS: We allow paid early check ins where possible and we also offer discounts on booking extensions. Please get in touch with us by replying to this message if you wish to extend your stay or for an early check in. A deposit may be required at the property.

shocking and a total scam. please keep clear

scammer property. we turned up as planned, the booking was £190, and tried to charge me 500 deposit on arrival. we went to the accommodation to find residents already living there. they all told us this happens all the time and there is no known accommodation to stay in. the client knows you wont pay the deposit and has a no refund policy and totally scammed me out of £190. complained to booking.com who wont respond. please keep clear of any Tudor propertys

"AVOID AT ALL COSTS!"

Where to even start with this… *AVOID THIS PROPERTY AT ALL COSTS* *SCAMMERS* We made a booking a couple of weeks ago for a Monday night in Birmingham. Arrived at the address provided on the booking info - it was some poor random guys house so NOT THE ACCOMMODATION. He says this isn’t the first time this has happened. So we then rang the phone number provided on the booking . “Number not recognised”. Stressed and worried thinking this was a scam and it was so late and we are in a city we do not know we had no choice but to find alternative accomodation which we did . I went to your website to try to contact them. Guess what… Number not working and emailed the company directly. In the terms and conditions of this particular booking it turns out you need to transfer a £500 deposit and then (I think) eSuites release the ACTUAL information of booking. Obviously with a FAKE ADDRESS and FAKE NUMBER there was NO CHANCE I was going to or felt comfortable transferring a FURTHER £500 to a random bank account. I was told by USELESS booking.com that I they could not cancel the booking and refund me only eSuites could. They refused to do this. I went to cancel on the Booking.com app and kept getting an error message. I feel Booking.com are ALSO RESPONSIBLE for my shocking experience and the many many hours and persistence require to finally get a refund which I had to do through Paypal as that is the company I used to pay. Booking.com and eSuite kept telling me the terms and conditions were clear. In the end I had to threaten legal action and take it up with Paypal as MY CONSUMER RIGHTS were violated by both Tudor eSuites and Booking.com with them using a fake address. I gave them EVERY opportunity to do the right thing and refund me and they refused. In the end it took countless phone calls / hours with Booking.com and the awful company to finally get the fair and right result. My HOLIDAY WAS SPOILT by the stress and dreadful practice of both booking.com an
