Do not book this property under any circumstances. Our experience was extremely disappointing from start to finish. Upon arrival, we were unable to access the property as no entry information had been provided, despite confirming our arrival time in advance. We were left standing outside trying to find a way to contact the owner. The only number listed was an international number, which resulted in additional charges for us, and repeated attempts to call were unsuccessful. After sending an email, the owner eventually responded and provided access details. The issues did not end there. The exterior was unwelcoming, with overflowing bins at the entrance. Inside, the property was in a very poor condition. It was dirty, poorly maintained, and far below an acceptable standard. Nothing like the advertised pictures. The floors were sticky, surfaces dusty, and overall cleanliness was severely lacking. The furnishings were basic and low quality, with items such as pictures not even properly mounted. The garden was overgrown and clearly neglected. Upstairs, there was a strong smell of damp. The furniture and fittings were flimsy and worn. Towels provided were still wet, with an unpleasant smell and visible stains. Bed linen was also stained, and the windows were filthy. We attempted to resolve these issues by contacting the owner again, who redirected us to communicate via WhatsApp. We shared photographic evidence of the condition, including damaged furniture and unclean items. Instead of addressing the concerns, the owner falsely claimed that we had cancelled the booking and instructed us to leave. He then attempted to demand additional payment directly in order to “resolve” the situation, which was completely unacceptable. No cancellation had been made on our part, and the handling of the situation felt highly inappropriate. The owner refused to provide cleaners or take any responsibility for the condition of the property. We ultimately contacted Booking.

The location is simply unbeatable - 10 minutes walk to Birmingham City Center. Everything you could possibly need is within walking distance. The convenience of being so well-connected to Birmingham city center while enjoying the peaceful streets of Moseley made this the perfect base for my visit. The host is amazing and sets high standards for hospitality. Their communication was very quick and decent from booking through checkout. The property itself is spotlessly clean in every corner. The attention to detail is remarkable and everything was clean and well maintained. I wouldn’t hesitate to book again and recommend this house to anyone visiting Birmingham.
