We rented two rooms for a few days, we got the top floor practically to ourselves. Rooms have AC, and a small shower. The common spaces include a kitchen, fridge and a very nice rooftop terrace. The location is excellent in Phan Tiet, with plenty of restaurants and the beach close by. Prepare to eat good seafood. Our host was extremely helpful at every point, helping us book services, finding laundry, etc... Overall the house is spotless clean, and you get to experience some of Vietnam with Phan Tiet mostly catering to local tourism from Saigon, and few foreigners. You can still visit e.g. sand dunes from there, but it's not the vibe of the coastal stretch from Phan Tiet to Mui Ne that is very touristic.

The place is a gem, no issues to mention. It is a homestay with simple amenities, don't expect a resort.

Die Hausbesitzerin ist sehr freundlich und hat immer Zeit. Alles ist sehr sauber. Das Zimmer ist einfach aber alles ist neu. Man kann den Vorraum und die Terrasse benützen. Wir fühlten uns rundum wohl.

Room in 3rd floor and doesn't have elevator - just an accessibility consideration if you aren't good with stairs.

The room is simple, but very clean, and has a desk. The common areas have comfortable seating, there's a pretty rooftop garden, the location is in the old neighbourhood, near the river harbour, restaurants, and beach. The landlady is extremely kind and helpful.

If you have a lot of luggage, be prepared to carry your bags upstairs.
