Kia Ora Apartment

The size was great, it was clean, close to activities and restaurants. Parking was good and convenient.

The mattresses were really hard making it difficult to sleep. The lack of AC, but there fans available. It took awhile for the place to cool down.

No aircon - very, very hot - windows jammed shut or unable to stay open or fly screens damaged. Needs serious maintenance! Cleanliness not so great - had to rewash some dishes before use, lounge furniture had food/? stains/sploges. Car park was a minefield of potholes and puddles - difficult with luggage or in the dark.

the location was good for us. The inside was pleasantly decorated and the kitchen was a dream. There were portable fans and a washing machine, and lots of communal space with a decent amount of seating for 4 people. Beds were very comfy with plenty of blankets/pillows etc.

The apartment complex was not well marked, numbered or named and appeared to be a cheap housing complex - we had to drive around the block a few times to be sure we had the correct place, and possibly wouldn't have stayed if it wasn't for the fact the police station was across the road. The outside was disgustingly filthy - the door we had to get in through was covered with bird droppings - not just one or two, and the mat we had to stand on to enter the door code was also filthy with droppings. Some of the curtains were torn and falling to pieces. The rooms seemed to have underfloor heating (which would be great in winter) but made it way too warm for us. We tried to open the window in the second bedroom and it wouldn't stay open - we had to prop it open with a book, but because there weren't any security screens we had to close the windows at night making everything very stuffy. A dryer would have been good. Letting holiday makers know what the complex looks like from the outside, and cleaning up the bird droppings, and fixing the window and curtains would make such a difference.

Simply put: the outside didn’t match the inside. For example, birds perch on the outside metalwork in the entryway, and there’s a ton of guano. Expectations are very low on approach. Also, holes in some of the screens. No fans in the apt. Very hot with no a/c and hesitant to open windows w/holes in screens.

The place was a great find for our time in Rotorua! Was centrally located so easy to walk about town and drive to places, place was comfortable with nice homey touches and a super well stocked kitchen for a rental (they had an entire set of Zwilling Knives instead of the usual IKEA stuff for rental apartments so was quite impressed). Large space, great light, fairly new appliances, very clean. We all in all really enjoyed our time here.

While the inside of the apartment was amazing, the outside was quite rundown... even though we had saw pictures before and reviews were great, we were not sure what to expect seeing the entrance and parking area in the back. The apartment had no key and was just access code only, but I wish there was a bolt lock from the inside once we were inside, I realize the door locked itself once closed, but would have felt safer if there was a bolt lock or a chain lock inside. Neighborhood felt safe though and is across from the police station. But all in all these cons did not detract from our stay in the apartment and would still highly recommend.

Be aware of the sulphuric smell around outside and also the very warm floor (possibly due to where it's located with Geothermal activity)
