There was noise coming from the restaurant, which is just beside the building, and the car park lighting was extremely bright. The window of our room was right in front of it and the lights stayed on all night. It is possible to minimise the noise and light nuisance by closing the window and turning on the air conditioning. However, we could not get the air conditioning to work without making noise or providing ventilation.

ZAAccommodation was above average and met our expectations in terms of size, comfort and cleanliness. Restaurant was exquisite! Breakfast was self-service and sufficient, available at any time from very early morning to about 10am.
These are not necessarily points we didn't like, but rather some guidance to note for potential future guests. Location was not too far from San Miniato, but a car certainly is necessary, and the property is accessed by narrow, winding road into the hills. No real views from our rooms, but views from other parts of the property were breathtaking.
BEBeautiful location nestled between olive groves! Simple but comfortable rooms. We mostly enjoyed the outstanding restaurant.
