Clean, modern, friendly staff. Ben was wonderful as we could communicate freely. He was professional & efficient.

Room descriptions & photos of rooms should be more precise. My daughter & I booked the same rooms but the configurations differed.

Awesome staff!: Ben is super friendly and great to chat with. Hotel is esp foreigner friendly (in fact the owner loves them). He really made it feel like we were coming home everyday when he was working the shift Perfect location: Opposite Nijo Castle and close enough to all the non-touristy sights around Nakagyo (which was mostly peaceful with so many charming shops that turned out to be our favourite part of Kyoto!) Rooms are super new, clean and thoughtfully designed: The rooms are reasonably large, well ventilated with air purifiers in each one and dimmers on the bedside lamps (very cool!) Really nice bar!: It's really nice - take my word for it. Spacious, peaceful, opens up to the street and somehow just feels luxe and cosy at the same time

Limited wardrobe space: If you're looking for a wardrobe, this may not be the place for you. There's a hanging rack that can fit maybe 5 pieces of clothing but that's it. We happily dealt with it because we mostly live out of our luggage and you can get around it but if you're the type to have 10 clothes at once on rotation then this is probably a challenge for you No gym, etc.: None of the bells and whistles you get with a full service hotel like a gym, swimming pool, spa...BUT you get very good value for a good hotel which gets all the basics exceptionally right in exchange

Amazing boutique hotel just outside Nijo Castle on edge of quiet suburb in Kyoto. Extremely friendly and helpful staff. Stunning room and decor with lovely quiet downstairs bar. Would definitely stay here again and for longer.

The view, peaceful neighbourhood, exceptional quality of the room, its facilities and attentive staff make this a perfect romantic stay.

There is honestly nothing to dislike about this place. You should definitely stay here, you'll never forget it!

Love the modern design! So many thoughtful elements have been put into this space, the walnut bar and table tops in the lounge/breakfast room are beautiful examples. Guest rooms are well laid out, linens are excellent and lush and amenities are upscale.
