GBstaff were disorganised and unwelcoming
SKI was convinced the room has its own bathroom. Somehow I missed or overseen that information, that there are only shared toilets and bathroom
GBFreedom to come and go with digital entry locks on outside door and room door
Room a little stuffy because of sealed double glazing
GBNothing i was put down in the basement in a room that the walls were full of black damp. Shared toilet which i couldn't lock the door as it had been kicked in from inside. Toilet seat was broken. I couldn't open my curtains as the smoking area was right outside my window. Fire door outside my room was almost blocked of with big table full of boxes and other stuff. I paid £454 for 4 nights. I phoned the owner and said that I wasn't staying in the room as my bed was against one of the walls that was full of damp, to be told that they didn't have another room that night and would get one next day. Which he did on first floor still not the best but at least there was no damp. Had telly with no plug, lamp with no light bulb. Eventually got plug for telly on Thursday night however I'm still waiting for light bulb and at least the shared toilet had lock on door. My stay in Edinburgh was pleasure I was down with my son who was having open heart surgery which in its self was very distressing. Never mind i had to stay in the disgusting excuse of a guess house.... . .
This place made my stay even more of a nightmare that it was. I have alot more pictures of my stay. The only reason that I stayed was because basically I couldn't afford anywhere else as I'm disabled myself and having to go up them dangerous stairs ever day really was very uncomfortable and sore. Disgusting that they can charge what they do basically to be staying in a dirty health hazard of a place.

CAThe manager was delightful and was helpful. Location was near to a bus route and to Arthur's seat.
I had to make requests for toilet paper and to fix television. Room smelled slightly of smoke. The general appearance of guest house appears run down.
GBGood: - Cheap price and friendly staff - Within walking distance of city centre - Very spacious room - Free parking (although side road to get to the back of the property is extremely narrow)
Bad: - Paperwork left around lobby area with private information! Including room codes! Not acceptable. - Our Room lock seemed very weak. Large crack on door frame where lock is. I think it could easily have been pushed open with a little force. Didn’t feel safe leaving valuables there. - Seemingly no housekeeping/cleaning. Our room didn’t seem to be vacuumed before our stay and the lobby areas were not either. - Filthy bathroom. - Bathroom shelf was bent, resulted in a glass breakage. We had to clean up ourselves without a dustpan and brush or vacuum (though suitable gloves were provided). Surely dustpan and brush are essential in a guest house?? - Window had a draft and we could hear everything on street - Mattress wasn’t good for back - Décor is dated but this is not important for us.
GBLovely old building, handy for city centre without being central.
Poorly maintained, shabby furniture that felt like some beds stuffed into offices, no reception or staff - no-one there to check in, no answer on the number given initially. Cracked front window propped open with a block of wood. Tatty branded curtains from a previous incarnation of the guest house. No breakfast. Bizarre full size fridge freezer in the middle of the bedroom(!). Not all bad - the room we had was large, it had an en-suite. The staff that were there were pleasant and laid back (fine with us using the car park - which was really handy - early, no hassle about late - mid-festival arrivals)
