Praktično u centru grada i vrlo pristupačan stan po pitanju saobraćajnica. Iako je zgrada na glavnim putevima, stan je ipak prilično tih, jer gleda na unutrašnje dvorište, a ne na ulicu. Postoji dobro parking mjesto, mada ne baš u toj zgradi, nego stotinjak metara dalje, ali je zaštićeno i pod kamerama.

Cijena je malo više od stanova slične kategorije. Nedostaje šampon i druge toaletarije. Dušek je malo škripaviji, ali nije neudoban.
