Kiyomizu Donguri An

The house is nice and quite spacious. The rooms on the ground floor are traditional japanese with tatami and futon beds (one bedroom, one living room), the kitchen is reasonably spacious, and all the necessities for washing clothes, including drying racks etc are available. The upper floor has one bedroom as well as an additional small living room which was a nice surprise as this wasn't advertised in the description. Getting access to the house worked nicely. Someone met us at the house to show us everything which was really helpful. We had to fix our exact arrival time ahead of time with the threat of extra fees in case of delay, but adjusting the meeting time on the day via booking.com messaging turned out to be no problem at all. The house is located conveniently, a bus stop barely a minute away, a convenience store about the same distance, and it was about 10 minutes on foot to get to Kiyomizudera. There were a number of restaurants close by as well.

The stairs are really steep and don't have a handrail on one side, meaning it was not really suitable as we were traveling with a small child. The bath facilities were very old, very small, and not particularly clean. This was the part that made the stay least enjoyable. The kitchen was a little dated and also not particularly clean.

The location was quriky as it is in an ally behind a Family Mart, but that was convenient and the location was central to some key tourist spots in Kyoto and had multiple bus stops out front for easy travel to other spots. Plenty of space for our family of 4 with a separate lounge area and a dining table in the kitchen.

The stairs to the second level are steep with no handrail. We didn't have any issues with this, however for families with young kids, elderly travellers or those with mobility issues it might not be a practical solution. I received an email confirmation containing this text before arriving: "If you are late for over 30 minutes, there will be cause the fee of 1,000JPY per hour." As we were travelling from Tokyo with 2 kids, it was difficult to pin down an exact arrival time and I didn't appreciate the threat of extra charges. We communicated with the host and arranged a later time for check-in to avoid any issues, however there should be flexibility on check-in times as those travelling can't always arrive at a specific time.

Great washing machine and AC. Very friendly host. Close to a family mart and a bus station.
