The apartment is indeed clean and equipped with everything you need. However, I am not a legal expert, but at least from an ethical perspective, the description of the property does not properly emphasise some of the details of your booking. While I understand the owner's wish to maintain the quality of the apartment, the chosen control and surveillance mechanisms undermine comfort.

You pay in advance without knowing the following details: - When you enter the apartment, you sign the Terms and Conditions - something that is shared with you only a couple of days before your stay, after you paid the deposit and extra fees. Who will cancel their booking at this stage, even if they disagree with the terms and conditions, given that the booking is non-refundable? - In the Terms and Conditions, you notice the price for the use of the jacuzzi, sauna, and even the grill. Of course, you can choose not to use them. - There is a video camera right above the jacuzzi, and other surveillance tools in the flat, such as a sound level measuring device (if your sound level is above a certain threshold for more than 5 minutes during the night, your deposit won't be returned). You feel under constant surveillance - something that you are reminded of in different ways (the owner stays under your floor, and you might get whatsapp messages). Personally, I am sensitive to the privacy of my family. The idea that anything you discuss during your holiday is recorded has been a key barrier for us to feeling relaxed. - The owner has a talent for controlling everything, and he would probably be a great lawyer. Yet, he does not have patience with his guests. Questions such as, e.g., is there a possibility for late checkout, are answered with lots of instructions and links, and only after paying a deposit and a terrible online check-in procedure, you get to know the price and the max hours for the late checkout, only some days before your stay. This is a problem when you try to organise your trip according to this information. - There is a horrible online check-in procedure that was breaking up for us for technical reasons. You spend hours figuring out the check-in app, the terms and conditions, etc. If you just wanted to forget technology and rushy workdays to just relax for two days, this might not be the right place for you.

A beautiful accommodation, fully equipped with everything you need. The host responded quickly.

The apartment is really special. Special attention to details, very clean and comfortable. a plus for the coffee machine, I liked it so much that I bought an identical one :) Everything was wonderful!

Property itself was fine, just a lot of hidden extra costs. Also a terribly impolite host.

Things like the Jacuzzi or the sauna come with hidden extra costs.

The location is a bit further out from the downtown but still easily manageable. The apartment is very comfortable with amazing view over the whole area of Kossice. The host is very helpful, always replies back on time. I am very satisfied with our stay and I can definitely recommend it.

The apartment is clean, comfortable and a good size but that's it. Overall it has been the worst experience I have had with a property through booking.com. In the photo's the hot tub and sauna are the main photos but THEY ARE NOT INCLUDED IN THE PRICE ADVERTISED. The cost per night is double that of other properties in the area which are just a nice so one would think the facilities advertised are included. The charge is 50 Euro for 3 hours then 10 Euro for every hour of use after the initial 3 hours. The charge to use the sauna is 50 euro, they even want to charge 30 euros to use the BBQ. And lets not forget if you do not put the lid back on the host will automatically charge you 100 Euro. I received a message at 2am asking us to put the lid on but as we did not we were charged. He was clearly monitoring us via the camera directly above the hot tub which is not mentioned in the advert. I understand why hosts do it but it is a serious invasion of privacy been continuously watched.

The host charged us the 200 euro damage deposit with out any prior communication or warning. It was only when I contacted him I got some details. I was gobsmacked when I read that money was kept for cleaning charges and use of the hot tub. The property was immaculate when we left! He has not been able to provide any photographic evidence or any invoices or receipts for the alleged cleaning. During the conversation the host kept changing the reason he had made the deduction. A written complaint has been sent to booking.com and to the European commissions online dispute resolution platform. The check in and all the information you are going to need is via an app, I personally like a break from technology when I am away. It was a pain constantly having to log into an app or Whatsapp the host to find basic information. If like us you are looking for a place with a hot tub to relax in after dinner like we were I would certainly look elsewhere unless you are happy paying ridiculous charges for the privilege.
