"Overall, a lovely property with a few issues that need attention."

7.0

The property itself is beautiful, spacious, and well designed, with a good level of privacy and a lovely setting. We appreciated the EV charging point, the pet-friendly setup, and the generous kitchen space. The price was also very reasonable for the size and quality of the accommodation. Overall, it’s a lovely property with plenty of positives and potential, but some attention to comfort, maintenance, and the guest arrival experience would make a significant difference.

There were a few areas that could be improved. The property was quite difficult to find, especially at night with nearby roadworks and roundabouts, and clearer signage at the entrance gate would really help future guests. We also struggled with the key lock on arrival, which was frustrating after a long journey in the cold. Unfortunately, the heating wasn't on when we arrived, and it wasn’t immediately clear how to operate it, as the Nest/Hive system didn’t appear to work properly, so the house felt quite cold until we figured it out the next day. Although the garden initially appeared secure for dogs, there were burrow holes under and beyond the fence, which may be worth addressing for pet owners. Some maintenance and finishing touches would also improve the overall experience, particularly considering the sizeable security deposit requested. The outdoor lighting was confusing, as we could only operate one light in the kitchen and couldn’t locate the switches for the others. Garden furniture would also have been a lovely addition. A few housekeeping details could have been better attended to — the tumble dryer still had water and lint that needed emptying, and the dishwasher performance wasn’t great. The main bedroom bed squeaked quite badly whenever we moved and had to be pulled away from the wall to improve it. The sofa was also not especially comfortable.

"Liveable but keep expectations low"

6.0

Place does not look like the photos. There are 4 houses next to each other so pictures could be from other houses. We booked the place for 5 weeks, when we arrived we had nothing to cook with, no hangars, no wifi not even towels. It was also quite dirty, the kitchen smelling of oil, sofa smells of dust and discolored. It took us more than 24hrs to at least manage to take a shower and cook something. Messaging and calls through AI bot, saying reassuring things but never helping much. The mattresses are hollow in the middle. No outside furniture either. The posted pictures from the property is just false advertising.

"A very disappointing stay at Kestrel Gardens , very poorly equipped for number of people it sleeps."

2.0

The letting agent was good , answering my questions promptly. Football table was fun . Plenty of parking.

No wardrobes in any of the bedrooms or anywhere to hang clothes or wet towels. Cheap white blinds in the bedrooms , no curtains, except the master ,where a white shower curtain replaced the blind! High chair was broken. Insufficient seating for number of people staying in lounge and kitchen. £150 for 2 dogs over weekend seemed very expensive

The location & staff communication was great but I was given a different house to what was advertised originally.

The house wasn't very clean. Great for families but looked like it hadn't been cleaned at all.

"Modern house but many downsides"

6.0

The house is very modern and in a great location for visiting Essex. It's also within walking distance of a large Tesco and a lovely Indian restaurant/pub. The beds are really comfy and the decor is modern and clean.

There are no wardrobes or hanging space and the house backs on to a new housing development; noise starts around 7.30/8am. It would appear that the owners are advertising more than one house, as some of the pictures do not apply to the house we were in. There was no 'hot tub' as some reviews suggested (we did not need one) and there was no clothes airer, either in the house or in the garden (we didn't want to use the tumble dryer all the time). There was no garden furniture which was in the description but the worst part was no communication from the hosts. My initial email asking about clothes airer; garden furniture; lack of vacuum cleaner, went unanswered. They did email on a separate subject (the repair of the unlockable french doors) so we know they had the correct address. Overall, it was a lovely house with disappointing support.
