"Great stay for a week in October."

Cosy little cottage nicely situated close to seaside. Very calm. Also, good location to visit eg Dungeness, Rye, Rye Harbour, Sissinghurst Castle and Garden, Bedgebury National Pinetum. Kids, aged 5 and 7, had lots of fun.

It is close to the sea, however, during high tide not to the beach. Also, no Pub/Inn within walking distance.

"Disappointing stay, be aware of hot water and heating issues"

The location, bus ride from Rye, next to the sea with great car free promenade to walk along the ocean.

We had previously stayed at one of the Coastguard cottages a couple of years ago, so were very much looking forward to staying again, albeit at one of the others next door (The Coastguard lookout). Well, sadly, we were disappointed this time. When we arrived, the first thing we found was the kitchen worktop and handles were sticky to the touch, meaning not clean properly. The furniture was tatty and covered in throws and blankets to hide its state. The carpet was fraying, and the toilet roll holder had been removed, leaving a couple of holes. There was no cooking utensil. Now the most annoying part...the hot water stops heating around 10pm. The online guide that was sent with the booking contained information on how to control the heating, including a PIN number if the 'Nest' smart thermostat was locked, as well as promising hot water to be on at all time. There was also a contact number for the owner if there were any issues. Well the cottage was a little cold in the evening, so following the guide, we attempted to turn up the heating a bit to find that it was locked and the PIN would not work. I tried to have a bath that night, which the hot water ran out halfway, leaving us to resort to boiling the kettle to heat the water further and mix with cold water in a pot to rinse myself with a jug. The contact number for owner if need help, there was absolutely no response. We resorted to contacting the managing agent through booking.com, we had a response from 'Richard' who said the owner was on holiday and unreachable. After he emailed, the owner then remotely turned up the heating and promised the water would be hot, which it was. Until later on when the thermostat was reduced remotely and the cottage started to get cooler again late evening. Again, after a bath no more hot water all night. And this issue continues for our entire stay. It wasn't a nice holiday feeling when the hot water was rationed.

"Wonderful location, lovely beach nearby, nice house, great stay"

Fantastic location ( ideal with kids and a dog ), lovely house. Pretty decoration. Brilliant communication from owner. Clear instructions. We had a short, but wonderful stay. Short drive away from Rye and cambersands beach, but 2 min away from local beach.

"Lovely cottage right by the sea - what's not to like?"

The location is wonderful - right by the sea! Lovey cottage for two and a dog! I will definitely stay again.

A few basics like salt and pepper and kitchen roll would have been nice, but mentioned to the lovely people who run the property and they are on it!
