The location is great, the property is clean!

The property is a bit cold during our stay!

- Great central location and super quiet - in the heart of the town centre and super near the ferry, bakery and supermarket. - We loved having a coffee in the morning with the locals in the local cafe. - Great shower/bathroom. - The apartment is modern and clean. - I loved the shutters - it kept the heat out. - Airconditioning worked a treat as well. - Very nice, communicative and responsive hosts.

- The WiFi was appallingly bad. We're a family of 5, with 3 teenagers who use their phones, so WiFi is an essential (particularly now that the UK gets limited data use in Europe). I brought my laptop to work in quiet hours, but it was impossible to work. Turns out the WiFi modem is shared between two flats, which means in theory that up to 10-12 devices can try to connect at the same time. That clearly didn't work. Even simple tasks like adding a row to a google sheet would take several minutes. - The sofa bed really could use some extra cushions/pillows. - The apartment is listed on booking.com as having a balcony and mountain view. This is not correct.

Location was perfect and very close to lake , Water bus station , parking and shopping

Clean, comfortable can fit till 5 person family

Short walk from the car park, spacious, centrally located opposite the ferry station to go to the Borromeo Islands, had the air co conditioner which was most useful as was super hot and steamy even at night

You need to walk up the stairs, no lift

Not one thing!

The hosts are just across the apartment, in the travel agency, so it's very convenient. I forgot something in the apartment after check out and they mailed me the item free of charge. Very kind! Kitchenette is convenient, the location of the appartment is close to the boat station and the little square. Several restaurants few kinutes walk away. A bit loud because it's next to the road but on the other hand its on the lake level and in the heart of Baveno so no need to climb up the hill. Nice modern bathroom. Beds not very comfortable, I am afraid. Box bed with firmer sofa would be perfect

Laggy internet

The apartment looks like new, it is well furnished and in a great location. The stuff is very friendly and very helpful.

There is no parking (only a pay per hour parking across the street or free parking a few minutes walk)
